Job summary

Responsibilities

• Pick up trash around grounds and keep areas clean.
• Mow and trim all grass areas.
• Operate light and heavy grounds equipment (mowers, blowers, etc.).
• Snow removal of sidewalks, stairwells, and parking lots, as assigned.
• Travel between properties.
• Report repairs to your direct supervisor and maintain PPE at all times.
• Drive the company vehicle and ensure proper licensing.

Job description

SUMMARY

The roll of the landscaper is to maintain the curb appeal throughout the portfolio (i.e., offices, lawns, flower beds, parking lots, dumpsters, etc.) and to keep things looking clean, beautiful, safe, and sanitary.

ESSENTIAL DUTIES AND RESPONSIBILITIES

include the following. Other duties may be assigned.

1. Pick up trash around grounds: detail, hillside and ditches.
2. Sweep & clean dumpster surrounds
3. Empty mailroom/laundry room garbage
4. Blow out breezeways, floors and porches
5. Sweep basements
6. Change dog waste bags and check grounds for waste
7. Mow and trim all grass areas
8. Blow/sweep sidewalks and windows
9. Deep exterior cleaning of small properties
10. Clean trucks and grounds shop/bathroom
11. Pressure wash buildings/grounds
12. Scrape curbs
13. Snow removal of sidewalks, stairwells, and parking lots, as assigned
14. Spring cleaning of equipment throughout grounds department
15. Scrub dumpster areas, once a year
16. Drive company vehicle, must be licensed to do so
17. Travel from property to property
18. Operate light and heavy grounds equipment (i.e., mowers, blowers, gators, golf carts, etc.)
19. Refrain from gossip, foul language, and causing issues with co-workers
20. Be diligent in staying active without being told to complete tasks
21. Ensure PPE is worn at all times
22. All grounds crew tasks
23. Other projects assigned

B. Preventative Grounds

1. Makes regular inspections of grounds, buildings, plumbing, fixtures, and major equipment:

• Checks for appearance and cleanliness
• Checks for structural cracks
• Checks for excessive wear
• Checks for faulty parts (i.e., sprinkler heads, parking stops, etc.)

1. Makes repairs or replacements, as necessary and with approval of direct supervisor or reports their findings immediately

C. Emergency Issues:

1. Is on call for emergency duties when assigned
2. Is familiar with water turnoffs
3. Knows emergency telephone number (e.g., police, fire department, Community Manager, direct supervisor, and Regional Manager)

D. Other:

1. Assists in maintaining inventory of tools, equipment, and supplies
2. Picks up trash on property
3. Reports all needed repairs to your direct supervisor
4. Attends all instructional classes conducted by management
5. Assist maintenance techs with completing tasks as needed
6. Communicate with Rob on materials needed for projects
7. Create accurate inventory list of materials within shops

- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Must be able to decipher when to move forward with a repair or know when to contact a professional vendor to complete task. Be opened to working, teaching, training, and assisting others (i.e., Community Managers, other maintenance, grounds, cleaning team, Etc.).
