Job summary

Responsibilities

  • Estimate and solicit bids for residential site development projects.
  • Assist in the negotiation of subcontract agreements and proposals.
  • Create and manage lot fit matrix for site development projects.
  • Work with purchasing, production and sales teams to secure approvals, permits and documentation.
  • Assist in securing permits, bonds and other sureties as needed for land development projects.
  • Coordinate and negotiate with inspectors, developers and homebuilding team regarding deliverables, schedules and issues.
  • Contractor coordination, site visits, documentation and inspections, scheduling, progress meetings, preconstruction meetings for ongoing development project.
  • Assist in the management and oversight of development partner projects and lot deliveries.
  • Finished lot inspections and documentation.
  • Track historical development costs for future project evaluation.
  • Tracking material pricing increases and decreases.
  • Track and manage erosion control & stormwater permitting.
  • Track and manage the project bonding, bond reduction/release process.
  • Maintain bond and permit records and manage renewals as needed.
  • Management of improvement plans and permit plan sets.

Land Development
  • Estimate and solicit bids for residential site development projects
  • Assist in the negotiation of subcontract agreements and proposals

Knowledge and Skills
  • High level of interpersonal skills – with the ability to professionally interact with homebuyers, other team members, inspectors, contractors and developers.
  • Self-motivated, ambitious, organized with the ability to prioritize and function successfully with minimal direct supervision. Ability to multi-task in a fast paced environment and can demonstrate drive and initiative to excel.
  • MS Office 365 level computer skills required – including Word, Excel, Outlook, Powerpoint, etc.
  • Strong analytical skills
  • Valid driver’s license
Education and Work Experience
  • Associates or Bachelor's Degree in Business, Engineering, Construction Management, or a related field.
  • Prior experience in homebuilding and/or land development is highly preferred.
  • Equivalent combinations of education and relevant work experience may be considered.
