Job description

Assistant Building Superintendent – Engineering

Reports to the Vice President of Operations. Provides engineering and maintenance oversight for the Los Angeles Convention Center.Responsible for managing HVAC, boiler, water treatment, mechanical, fleet, fire life and safety, and lighting systems operations, and ensuring compliance with all building codes, regulations, and corporate standards.

Base Salary Range: $105,000-115,000 annually.

Responsibilities

• Supervise, coach, train, and develop building engineers and maintenance mechanic division as directed by the Building Superintendent.
• Maintain close, open, and productive communication with all personnel to ensure successful operations and customer satisfaction.
• Assign duties, follow up on progress and labor usage day-to-day, including special projects.
• Maintain daily and weekly status reports with special project updates for the Building Superintendent.
• Conduct daily tailgate meetings covering safety awareness, workload balance, MicroMain activities, project deadlines, and department communication urgency.
• Execute administrative duties with minimal direction, including managing time‑critical, sensitive, or confidential information.
• Assist in preparation of annual operating budgets and capital budgets with recommendations for improvement.
• Oversee daily inspections, preventive maintenance schedules and track completion in MicroMain.
• Coordinate and monitor bi‑annual building inspections; generate relevant work orders.
• Attend pre‑con meetings, WERM meetings, safety meetings, operations meetings, and other assigned meetings.
• Assist with compliance for Energy Star, sustainability, quality assurance, and disaster programs.
• Perform other duties as assigned by the Building Superintendent.
• Recommend personnel actions such as training, promotions, transfers, discharges, or disciplinary measures.

Qualifications

• Bachelor’s degree in Business, Recreational Management, or equivalent.
• Minimum 7 years of related experience in Building Trades or Operations, with at least 5 years in public assembly or hospitality industry.
• Minimum 3–5 years supervisory or management experience.
• Valid California Driver’s License and reliable transportation.
• Proficiency with Windows, Microsoft Office, and MicroMain CMMS.
• Strong judgment, common sense, and decision‑making ability under high‑pressure situations and tight deadlines.
• Excellent vision: close, distance, color, peripheral, and depth perception.
• Physical ability to sit, stand, walk, reach, and use computer for extended periods; occasionally lift up to 50 pounds.

Physical Demands

Requires sitting, standing, walking, reaching with hands and arms, and frequent computer use. Occasionally lifts, pushes, pulls, or moves up to 50 pounds or more.

Work Environment

Work occurs in indoor and outdoor public gathering areas, often under variable weather conditions, with occasional exposure to noise and confined spaces. Personal protective equipment may be required.
