Woda Cooper Companies, Inc. seeks a dedicated Janitor/Groundskeeper for Stone Ridge Commons, York and Lombard Commons, Dallastown, PA. You’ll maintain grounds, perform cleaning tasks, and support a friendly, resident-focused culture.

The role requires reliability, basic maintenance skills, and the ability to lift 50 pounds. Competitive wages, ESOP, 401k with company match, and paid time off are offered.

• Basic maintenance skills across plumbing, electrical, drywall and painting.

• Interact positively with residents and the public to enhance the community image and ensure superior resident retention.
• Create and maintain a customer-centered service culture with prospects, residents, family members and fellow team members.
• Maintain an attractive community appearance and curb appeal.
• Perform grounds work: cleanup, sweeping, light landscaping, snow removal, and shoveling sidewalks.
• Keep environments clean: mopping, window cleaning, trash removal, carpet cleaning, bathrooms and common areas.
• Assist maintenance team as needed and maintain equipment and supplies.
• Follow company handbook and perform other related duties as assigned.

Stone Ridge Commons offers thoughtfully designed 1, 2, and 3-bedroom apartment homes in a family-friendly setting with amenities such as a community library, playground, and on-site laundry. Lombard Commons is a comfortable and inviting 62+ community featuring affordable 1 and 2-bedroom apartments, a community room, on-site laundry, and dedicated maintenance services.DUTIES & RESPONSIBILITIES:Interact positively at all times with residents and the public to enhance the community image and ensure superior resident retention.Create and maintain a customer-centered service culture by demonstrating proactive hospitality with prospects, residents, family members and fellow community associates.Maintain an attractive community appearance and overall positive curb appeal.Complete grounds work such as: grounds pick up, sweeping and light landscaping, including snow removal and shoveling sidewalks as directed.Maintain a clean environment by mopping, window cleaning, trash removal, carpet cleaning, bathrooms, amenities, common areas.Assist maintenance team members with tasks as needed.Maintain all equipment and supplies in proper condition.Comply with company expectations as demonstrated in the employee handbook.Performs other related duties as assigned.REQUIRED SKILLS & ABILITIES:Light knowledge of plumbing, electrical, drywall and painting is a plus.Ability to follow instructions.Must be a team player and be able to work with little supervision.Excellent time management skills and work ethic needed.EDUCATION AND EXPERIENCE:Must be at least 18 years old with a high school diploma or GED.Must be able to read and speak English and follow oral and written directions.Experience working with cleaning chemicals.PHYSICAL REQUIREMENTS:Must possess a valid driver’s license and insurance.Prolonged periods of standing and walking.Must be physically able to climb ladders, bend, and crawl into small spaces.Must be able to lift 50 pounds at a time.BENEFITS:We offer competitive wages and annual bonus opportunities.
