Job Summary

Position maintains and repairs residential and commercial HVAC and refrigeration systems including split direct expansion and commercial chilled water systems, cooling towers, water coolers, refrigerators, freezers, commercial coolers and associated equipment. Responsible for repair and systematic preventative maintenance on large air movers, direct digital controls, pneumatic controls, valves, dampers, coils etc. Follows through on filter changes, belt and motor/fan lubrication. Performs basic facility repairs related to other disciplines such as lighting, plumbing, electrical etc. as requested.

Core Responsibilities And Essential Functions
  • Respond to telephoned service requests and detailed work orders on a daily basis.
  • Identify the complexity of work, necessary tools, spare parts and materials.
  • Prepare purchase requisitions for spare parts and materials, submit for approval, receive materials and close out documentation within three days.
  • Make all repairs requested in a timely manner and submit completed documentation on the repair date.
  • Assist in maintaining on‑hand critical spare parts and materials by conducting periodic inventory and requisitioning replacements.
  • Receive preventative maintenance work requests, assess requirements, schedule repair.
  • Conduct preventative maintenance as specified, follow the tasked procedures, and report any deficiencies to supervisor.
  • Follow up on repair efforts of deficiencies to ensure closure of relevant documents for code and JCAHO compliance.
  • Turn in completed PM documentation on the completion date.
  • Assist others in preventative maintenance efforts as required.
  • Perform daily tours of HVAC mechanical spaces and note repairs required.
  • Inspect above‑ceiling fire and smoke walls to ensure penetrations are sealed per code.
  • Notify supervisor in writing of required repairs in the proactive manner.
  • Perform other duties as assigned by supervisor.
  • Work weekend and on‑call shifts on a rotating basis.
  • Work in steam plant as directed by supervisor.
Required Minimum Education

High school diploma or GED required. Two years of trade school degree in HVAC or equivalent military training or equivalent.

Required Minimum License(s) And Certification(s)

Georgia Driver’s License, 1.00 required.

Additional Licenses And Certifications
  • Current Ozone Depletion or EPA Certification required upon hire.
  • 4th class stationary engineer certification preferred upon hire.
Required Minimum Experience

Minimum two years experience in general and commercial HVAC field work required.

Stationary Plant Experience

Experience with Metasys and/or Siemens Apogee control systems required.

Required Minimum Skills
  • Good to excellent mechanical repair skills and light to medium electrical skills.
  • Verifiable experience troubleshooting and repairing pumps, motors, pneumatic control air systems, direct digital controls and computerized HVAC controls.
  • Experience using CFC recovery equipment and diagnostic gauges.
  • Familiarity with volt/ohm meters and electrical diagnostic equipment.
  • Ability to read and follow blueprints.
  • Basic understanding of NFPA and Life Safety Codes applicable in a health‑care environment.
  • Computer literate.
