Job summary

LAUKOA is seeking a Contract Maintenance Manager to oversee operations and maintenance of a healthcare facility in Key West, FL. This role combines contract maintenance, quality control, and Level 2 Site Safety and Health Officer duties on-site.

The candidate will manage preventive and corrective maintenance, coordinate subcontractors, and ensure safety, QA, and regulatory compliance across facility systems. Experience with HVAC and commercial building infra is preferred.

Qualifications

• Minimum three (3) years of experience supporting operations and maintenance within a business-occupancy medical facility.
• Minimum five (5) years of experience servicing and/or renovating commercial buildings.
• Experience overseeing subcontractors responsible for operation, maintenance, repair, or renovation of commercial building infrastructure.
• Minimum two (2) years of experience performing quality control evaluations and reporting for construction or facility management activities.
• Minimum two (2) years of experience working in comparably sized healthcare facilities.

Responsibilities

• Manage daily operations and maintenance activities for the assigned healthcare facility.
• Serve as the primary on-site manager for contract maintenance, quality control, and safety activities.
• Receive, review, prioritize, and process emergency, urgent, and routine work requests.
• Coordinate and schedule subcontractors performing preventive maintenance, corrective maintenance, repairs, inspections, and specialty services.
• Perform preventive maintenance, troubleshooting, and minor facility repairs within technical capabilities.
