Job summary

Orion Placement is seeking a senior real estate asset management leader in Cincinnati, OH. You will build and oversee a new asset management function, manage performance across a mixed portfolio, and report to executives and investors.

Expect close collaboration with development, property management, accounting, and lenders to optimize value and returns. You will influence refinancing, dispositions, and capital strategies, while maintaining investor communications and a robust investor

Qualifications

• 6+ years of real estate asset management experience.
• Investor-facing experience with high-net-worth individuals or private capital sources.
• Deep financial fluency across NOI analysis, IRR, equity multiples, GP/LP waterfalls, cash flow modeling, and refinancing.

Responsibilities

• Build and lead a dedicated asset management function with processes, reporting cadence, tools and structure.
• Own operating portfolio performance from stabilization through exit; drive results against underwriting and business plans.
• Lead monthly portfolio NOI reviews, including variances, occupancy, expenses, and cash positions.
• Track lease-up performance and provide regular performance reporting to executives.
• Oversee development underwriting transition to operations; address variances between projections and actuals.
• Lead annual property budget reviews; optimize taxes, insurance, expense recoveries, and operating performance.
• Own investor reporting, quarterly packages, monthly highlights, and capital raise materials.
• Serve as day-to-day contact for high-net-worth and family-office investors.
• Manage portfolio loan maturity calendar and refinance processes from strategy to execution.
• Conduct annual portfolio reviews and recommend dispositions, repositioning, and capital strategies.
