Bedrock Property Management is seeking a Groundskeeper for its Nashville-area apartment communities. You will maintain curb appeal and grounds, assist with service requests, and support the service team to ensure a clean, safe, and welcoming environment for residents.

The role involves outdoor work in varying weather, using hand and power tools, and collaborating with colleagues to meet deadlines and standards.

Qualifications

• 1 year of multi-family property management experience preferred.
• Groundskeeper experience preferred.

Responsibilities

Position Summary

The Bedrock Property Management Groundskeeper is responsible for the overall upkeep and appearance of the apartment community. The groundskeepers maintain curb appeal, keep grounds clean, and assist in service requests.

Key Responsibilities

• Provide exemplary customer service to all residents, proactively solving issues and creating a warm environment.
• Maintain the physical condition of the property.
• Use hand and power tools for maintenance tasks.
• Picks up debris and removes objects from the property.
• Respond to after‑hours issues when required.
• Respond promptly and professionally to all work orders.
• Follow all company policies and procedures.
• Perform all other duties as assigned.

Knowledge, Skills and Abilities

• Exceptional verbal and written communication skills.
• Outstanding organizational skills for managing multiple priorities.
• Passion for excellence and customer service.
• Maintain cleanliness of grounds, parking lots, buildings, and common areas.
• Clean out vacated apartments.
• Assist the Service Team with service requests as needed.
• Address issues with landscaping and snow/ice removal.
• Communicate effectively with residents and coworkers even in difficult situations.
• Operate computers and other technology for email and company software.
• Meet task deadlines as assigned.

Specific Education or Experience

• One year of multi‑family property management experience is preferred.
• Previous groundskeeper experience preferred.
• Landscaping or related field experience encouraged.
• Experience working in a team to achieve success.

Physical Demands and Work Environment

• Frequently sit, stand, and walk.
• Regularly required to talk or hear.
• Frequently use hands or fingers to handle or feel objects, tools or controls.
• Occasionally climb, balance, stoop, kneel, crouch or crawl.
• Occasionally lift and/or move up to 75 pounds.
• Vision requirements include close, distance, peripheral vision and focus adjustment.
• Noise level is usually moderate to high.
• Temperature in the workplace is typically moderate; must withstand seasonal cold and heat outdoors.

Travel Requirements

• Travel up to 10% of the time.
