JOB DESCRIPTION SUMMARY

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal, and provides support to the service team members.

Unit Count: 320 (Broadstone Ayrsley) + 183 (Ayrsley Lofts)

Schedule: Monday-Friday

Essential Responsibilities:

1. Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities are neat and litter-free.
2. Remove trash and remaining items from vacant apartments before the make-ready process, transfer trash to dumpster or storage area, and maintain storage areas.
3. Complete minor and routine service requests as assigned by the Service Supervisor or Community Manager, and assist the make-ready specialist during the turn process.
4. Change all locks following property policy and ensure gates to pool areas operate according to safety standards and codes.
5. Distribute notices and communications to residents as needed.
6. Report hazards or potentially dangerous situations to supervisors to ensure safety for residents, staff, and visitors.
7. Provide excellent customer service by treating residents and others with respect, answering questions, and addressing maintenance complaints sensitively.
8. Participate in safety and risk management policies by attending safety meetings, completing OSHA and other safety training, and reporting incidents promptly.

Required Licenses or Certifications:

• Valid driver’s license to operate a golf cart on the property.

Physical Demands:

• Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work outdoors in all weather conditions.
• Push, pull, lift, and carry weights up to 25 pounds independently, and up to 50 pounds with assistance.
• May require travel to assist other properties, attend training, or participate in meetings.
• Flexible schedule including evenings, weekends, and holidays for on-call duties.

Compensation:

The hourly wage ranges from $17.00 to $18.00. Compensation may vary based on experience, location, and business needs.

• Potential participation in quarterly or annual bonus programs based on performance.
