Job summary

Yugo Northgate Lakes is seeking a Groundskeeper / Porter to maintain property grounds, clean common areas, and perform light maintenance to keep the community welcoming and safe for residents.

Work closely with the Maintenance Supervisor to prep vacant units, support turnover efforts, and perform daily cleaning of offices, clubhouses, and amenities. This hourly role offers competitive pay and benefits with growth opportunities at a global student housing leader.

Qualifications

• Minimum 1 year of experience in residential properties or related operations.
• High school graduate or equivalent.
• Strong interpersonal and communication skills.
• Attention to accuracy and quality; looks for ways to improve and innovate.
• Identifies and resolves problems in a timely manner.
• Proficient in working with technology and online systems.
• Carbon Literacy Certification or willingness to undertake training.

Responsibilities

• Maintain the cleanliness of the property, including daily grounds upkeep, trash removal, and cleaning of common areas.
• Clean and prepare vacant units for new residents, ensuring appliances, windows, floors, and fixtures are in top condition for move-in.
• Assist with property turnover tasks and support the Turn Program during high-demand periods.
• Perform daily cleaning of community spaces, including the office, clubhouse, laundry rooms, and model units.
• Report maintenance issues and supply needs to supervisors.
• Replace burnt-out light bulbs and other minor maintenance.
• Safeguard assets and ensure proper handling and security.
• Follow OSHA safety guidelines and participate in safety training.
• Clean and maintain pool and spa areas, if applicable.
• Adhere to company policies for maintenance and safety.
• May lift 50 pounds or more and work in varying weather conditions.
• Assist with additional maintenance and property improvement projects.

Position Title: Groundskeeper / Porter

Position Classification: Hourly / Non-Exempt

Compensation: $16.00 per hour

As the Groundskeeper Porter, you will be responsible for maintaining the cleanliness and appearance of the community. This role includes daily upkeep of the grounds, cleaning common areas, and performing light maintenance to ensure a safe, welcoming environment for residents. By providing exceptional service, the Groundskeeper & Porter helps maintain the property’s overall value and quality.

Reporting to the Maintenance Supervisor, here’s what you’ll be doing!

• Maintain the cleanliness of the property, including daily upkeep of grounds, trash removal, and cleaning of common areas such as hallways and courtyards.
• Clean and prepare vacant units for new residents, ensuring appliances, windows, floors, and fixtures are in top condition for move-in.
• Assist with property turnover tasks and work closely with the Property Maintenance Manager to support the Turn Program during high-demand periods.
• Perform daily cleaning of community spaces, including the office, clubhouse, laundry rooms, and model units to create a welcoming environment for residents and visitors.
• Report any unusual conditions or maintenance issues on the property and communicate supply needs to the General Manager or Maintenance Supervisor.
• Replace burnt-out light bulbs, broken fixtures, and other minor maintenance needs throughout the property, both inside and outside.
• Safeguard company assets such as buildings, tools, and equipment by ensuring proper handling and security.
• Follow OSHA safety guidelines, participate in safety training, and use required safety equipment to ensure a safe working environment.
• Clean and maintain pool and spa areas, if applicable, and ensure compliance with local certification and safety standards.
• Adhere to company policies and procedures for maintenance tasks, safety protocols, and emergency preparedness.
• May occasionally work near mechanical equipment, at elevated heights, or around fumes and chemicals, and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels.
• Assist with additional maintenance, operational, and property improvement projects as needed to support community goals
