Job summary

The Franklin Group seeks a Maintenance Supervisor/Community Manager for an Atlanta multifamily community. You will perform daily landscaping, building upkeep, and ensure a clean, safe environment for residents.

This role requires physical stamina, ability to follow safety policies (OSHA), and the drive to keep common areas neat. Training in Fair Housing and harassment prevention will be provided within days of hire.

Qualifications

  • Education and/or Experience: Less than high school or up to one month related experience or training.
  • Must use PPE as tasks dictate.
  • OSHA training (Fair Housing, harassment prevention) within specified timelines.

Responsibilities

  • Clean common, amenity and ground areas daily.
  • Water and upkeep landscaping; spread salt to prevent ice buildup.
  • Maintain community buildings and grounds; clean and remove trash.
  • Care, maintenance and inventory of supplies and equipment.
  • Assist with make-ready and other duties when requested.
  • Maintain professional appearance and behavior.
  • Follow OSHA standards and safety policies.
  • Report unsafe conditions and take corrective action.
  • Be courteous and responsive to residents.
  • Uphold company policies and seek self-improvement.

Supervisor: Maintenance Supervisor/Community Manager

FLSA Status: Non-exempt (Hourly)

JOB SUMMARY:Maintains grounds of community in order to enhance and maintain its curb appeal.

ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following but are not limited to:

  • Clean common, amenity and ground areas on a daily basis. Water and upkeep community landscaping as instructed. Spread salt on public passageways to prevent ice buildup. Rake, sweep, shovel as circumstances warrant.
  • Responsible for daily upkeep of the community buildings and grounds that includes cleaning and removing of trash.
  • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
  • Assist with “make-ready” and/or miscellaneous duties when requested by the Maintenance Supervisor or Community Manager. Other miscellaneous duties as required.
  • Responsible for maintaining the required community uniform and ensuring a professional appearance and behavior at all times.
  • Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Responsible for reporting unusual or extraordinary circumstances regarding the community or residents; initiates action to correct unsafe conditions.
  • Responsible for courteous, efficient response at all times.
  • Responsible for thorough knowledge of company policies.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
SUPERVISORY RESPONSIBILITIES:This job has no supervisory responsibilities.

QUALIFICATIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/or EXPERIENCE:Less than high school education; or up to one month related experience or training; or equivalent combination of education and experience.

EQUIPMENT/MACHINERY/TOOLS:Required to gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.

LANGUAGE SKILLS:Ability to read a limited number of two- and three-syllable words and basic numbers. Ability to speak simple sentences.

MATHEMATICAL SKILLS:Ability to add and subtract two digit numbers and to multiply and divide by 10's and 100's.

REASONING ABILITY:Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

TRAINING, CERTIFICATES, DESIGNATIONS:Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
