Job summary

Greystar Worldwide, LLC is seeking an on-site maintenance assistant to uphold the physical grounds, amenities, and curb appeal of our residential community in Houston. You will support the service team, run routine tasks, and help ensure a clean, safe living environment for residents.

The role requires a valid driver’s license for golf-cart operation on property, a willingness to work evenings, weekends, and holidays, and adherence to safety policies and OSHA standards.

Responsibilities

• Inspects the community to remove litter, debris, and pet droppings; keeps common areas neat and presentable.
• Removes trash and prepares vacant apartments for turnover; maintains storage areas.
• Completes routine service requests as assigned by the Service Supervisor and assists the make-ready process.
• Changes locks per policy and ensures pool area gates meet safety codes.
• Distributes notices to residents as needed and communicates hazards to supervisors.
• Provides courteous resident service and responds to maintenance-related questions and complaints.
• Follows safety policies, attends safety meetings, and completes required OSHA training.
• May travel to assist other properties, attend trainings, or attend meetings.

JOB DESCRIPTION SUMMARY

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members

JOB DESCRIPTION

• 1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
• 2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
• 3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
• 4. Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards.
• 5. Distributes notices and communications to residents as necessary.
• 6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
• 7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
• 8. Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

Required Licenses or Certifications

• Incumbents must have valid driver’s license to operate a golf cart on property.

Physical Demands

• Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
• Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
• Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

The hourly range for this position is $14.50 - $18.00

Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

• Corporate Positions:Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.
• Onsite Property Positions:Inaddition to the base salary, this role may be eligible to participatein weekly, monthly, and/or quarterly bonus programs.
