Coastal Ridge Real Estate is seeking a Groundskeeper for University Commons in Minneapolis, MN. This full-time, non-exempt role reports to the Property Manager and focuses on keeping interior and exterior areas clean, safe, and welcoming for residents.

You will water plants, assist with pool maintenance, support turnover, and deliver newsletters while providing courteous resident service. A high school diploma and reliable transportation are required; on-call duties and physical work are

• High school diploma or equivalent.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.
• Physical ability to frequently walk, stoop, kneel, crouch, and lift/move loads up to 50 lbs.

• Keep interior and exterior areas clean, safe, and presentable, including buildings, common areas, amenities, and grounds.
• Care for plants, shrubs, and flowers; water and maintain healthy appearance.
• Assist with pool cleaning and maintenance to comply with safety standards.
• Support unit turnover, including trashing out vacant units and coordinating with vendors.
• Provide friendly, professional service to current, future, and past residents, including newsletters and correspondence.
• Inspect the property daily to identify hazards or liability concerns.
• Use resources, equipment, and supplies efficiently and safely.
• Assist with light maintenance duties as needed.
• Perform other responsibilities as assigned by management.

As a Groundskeeper, you’ll play a crucial role in maintaining the appearance and physical condition of our community, creating a safe, welcoming, and visually appealing environment for our residents. This full-time, non-exempt position reports directly to the Property Manager.

What You’ll Own:

• Keep all interior and exterior areas clean, safe, and presentable at all times, including buildings, common areas, amenities, and grounds. Tasks include picking up litter, sweeping, blowing, or pressure-washing breezeways, parking lots, and other shared spaces.
• Care for plants, shrubs, and flowers by watering and ensuring their healthy appearance.
• Assist with swimming pool cleaning and maintenance to ensure compliance with safety standards.
• Support unit turnover processes, including trashing out vacant units and collaborating with vendors to maintain quality standards.
• Provide friendly and professional service to current, future, and past residents, including delivering and posting newsletters and correspondence.
• Inspect the property daily to identify and address hazardous conditions or liability concerns.
• Use property resources, equipment, and supplies efficiently and safely.
• Assist with light maintenance duties as needed.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Basic computer skills for completing work orders or other property tasks.
• Previous experience in groundskeeping, general maintenance, or housekeeping is preferred but not required.
• Physical ability to frequently walk, stoop, kneel, crouch, and lift/move loads up to 50 lbs, as well as climb and work from ladders.
• Must live within 30 miles of the property and have reliable transportation to participate in on-call duties.
