Job summary

Avenue5 Residential is seeking a Groundskeeper to maintain grounds, amenities, building exteriors, leasing offices, tour paths and parking areas. The role focuses on maximizing marketing appeal and resident satisfaction through meticulous upkeep.

You will remove debris, assist with market-ready units, perform exterior cleaning and support emergencies while upholding high standards of curb appeal and customer service. A strong work ethic and team collaboration are essential.

Qualifications

• High school diploma or equivalent required.
• Valid driver's license, clean driving record and current auto insurance required.
• Ability to read, write and understand English.
• Excellent customer service and interpersonal skills.

Responsibilities

• Remove trash and debris daily from office areas and property perimeter.
• Assist in preparation of market-ready units.
• Pressure wash exterior buildings and sidewalks.
• Assist with property emergencies (snow, weather, fires, floods).
• Clean available apartments, model homes and common areas.
• Report maintenance and life-safety issues promptly.
• Maintain high standards of cleanliness and curb appeal and interact professionally with residents.

About the groundskeeper position:

We’re looking for a talented groundskeeper who will be responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned property, with maximization of the property’s marketing appeal with the highest level of customer satisfaction in mind.

• Remove trash and other debris from office areas and property perimeter on a daily basis.
• Assist in the preparation of market ready units.
• Pressure wash exterior buildings, sidewalks, etc.
• Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
• Clean available apartments and/or model homes and common areas of the community, as directed.
• Address property maintenance concerns related to inclement weather conditions.
• Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always.
• Preserve and respect applicant and resident confidentiality.
• Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
• Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.
• Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
• Other duties as assigned

Education and Experience:

• High school diploma or equivalent is required.

Skills and Requirements:

• Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
• Ability to read, write and understand English.
• Ability to use general office equipment.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to cope with and defuse situations involving angry or difficult people.
• Ability to maintain confidentiality.
• Must maintain professional appearance and comply with prescribed uniform policy.
• Must comply with all safety requirements.
• Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
• Ability to shovel snow, apply ice melt and operate a commercial snow blower.
