Job summary

S2 Residential is seeking a Groundskeeper in Houston to maintain curb appeal and assist maintenance teams. You will perform outdoor cleaning, irrigation, and routine upkeep across the property, including pools, common areas, and vacant units.

The role requires a valid driver license and reliable transportation, with a focus on safety and resident satisfaction. Hours align with property needs; teamwork and a positive attitude are essential as you support residents and colleagues in daily tasks

Responsibilities

• Perform housekeeping: pick up trash, sweep hallways, and clean property pools.
• Water plants and manage irrigation systems; ensure good order of irrigation.
• Trash out vacant apartments and secure units after cleaning.
• Replace exterior bulbs in common areas such as pools, sidewalks, and parking lots.
• Power wash and perform daily preventative maintenance on common areas and offices.
• Touch up exterior paint and complete service requests (safety equipment checks, water/sewer extractions, blinds/A/C filters).
• Clean up dog areas and respond to resident needs with a positive attitude.

Property Name:WESTONHow you’ll make an impact:Assisting residents and your maintenance team alikeAs a Groundskeeper, you are responsible for the curb appeal of our resident’s homesProactively point out potential liabilities and assist in correcting them.What you’ll do:Perform housekeeping services such as picking up trash, sweeping hallways, and cleaning the property swimming pools.Water plants or run soaker hoses and ensure irrigation system is in good order.Trash out vacant apartments by removing items left behind, cleaning the fireplace and patio/balcony area, and ensuring the unit is locked down and secure.Replace exterior light bulbs throughout the community and common areas such as swimming pools, sidewalks, parking lots, etc.Power washing and daily preventative maintenance to all common areas, offices, and model/show units.Clean up trash/debris from around dumpsters.Touch up paint on exterior or common areas as needed.Complete service requests such as testing/inspecting safety equipment and devices, perform water and sewer extractions, and replacing blinds and A/C filters.Clean up after our furry residents (dogs) in the dog parks or grassy areas.Who you are:Passionate about making an impact in the lives of your team and communityMust be detail oriented and observant.Possess a willingness to help.Enjoy working outside in the open air.Valid driver license and auto liability insurance is requiredMust have reliable transportationYour core values:Positive attitudeOutstanding customer service; able to consistently surprise and delight our residentsA true team player - willing to work and support at all levelsOur Hours:9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Groundskeeper position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities.Physical Demands:Ability to continuously walk for 8 or more hours per day. It is estimated an Assistant Lead Maintenance technician will spend 99-100% of their time moving and on their feet.Frequently moving boxes weighing up to 50 pounds across the office for various needs.
