Job summary

Francis Property Management is seeking a Grounds Technician for Midtown Arbor Place in Houston, TX. You will help keep the community’s grounds clean and safe, including pool areas, walkways, and exterior spaces, following standard maintenance procedures.

Responsibilities include removing waste daily, maintaining grills, sweeping dumpster and walkways, power washing surfaces, and assisting in preventive maintenance projects. A team player attitude and adherence to safety rules are essential.

Qualifications

• Lifting/carrying up to 150 lbs with assistance.
• Wear PPE and follow safety procedures (including PPE and training).
• Must be able to work outdoors in all weather conditions.
• Complete and maintain Francis Property Management training and CPO certification when required.

Responsibilities

• Remove all waste from grounds, waste bins, and pet waste receptacles daily.
• Maintain grills and grill areas and report damages.
• Sweep and clean walkways, dumpster areas, and parking spaces.
• Sweep pool areas and keep pool room, boiler room, and storage areas clean.
• Power wash buildings, corridors, stairwells, and parking areas.
• Assist in Preventative Maintenance and other projects as assigned.

Position Type: Full Time

Salary Range: $18.00 - $19.00 Hourly

Job Scope and Purpose

Grounds Technicians are responsible for the general upkeep and cleanliness of the entire community including but not limited to; the pool area, stairwells, Dog Park, and waste/dumpster areas.

1. Safety and Handling Hazardous Materials:

• Notify the Maintenance Manager of any changes in use of cleaning chemicals in order to be in compliance with all codes and Safety Data Sheets.
• Any chemicals in use, or not in use must be properly labeled and properly stored.
• Wear proper PPE (Personal Protective Equipment) at all times while performing job duties including but not limited to; back support, eye protection, gloves, and proper attire including proper footwear.
• Wear proper identification (Francis Name Tag) at all times.
• Must complete all assigned Francis Property Management training.
• Complete and maintain CPO Certification (when required by a supervisor).
• Report any possible risks on the property including but not limited to; lights out, trip hazards, exposed wires, and pool chemical imbalances.
• Use proper lock out tag out procedures.

2. Primary Responsibilities:

• Remove all waste from the grounds, waste bins, and pet waste receptacles daily.
• Maintain grills and grill areas, including reporting any damages or parts needed to repair.
• Sweep and clean around the dumpster areas and waste compactors.
• Sweep and clean walkways including front office walkways, driveways and parking areas.
• Sweep pool areas and straighten pool furniture.
• Clean pool room, boiler room, and any supply rooms.
• Paint curbs, speed bumps, and other assist with other exterior paint needs.
• Assist with the “trash out” needs in vacant apartment homes.
• Power wash buildings, corridors, stairwells, and parking areas.
• Complete any duties assigned per the Maintenance Manager or Property Manager including but not limited to; assisting in the Preventative Maintenance program, and any other applicable projects.
• Please keep in mind this position is a “team player” position and all team members are to be responsible for the general upkeep and cleanliness of the community. IE assisting with waste pick-up.

Qualifications

1. Physical Requirements:

NOTE: Lifting/carrying of weights exceeding 50 lbs is often accomplished with assistance from one or more persons. Wear Personal Protective Equipment, such as a back brace, when necessary.

• Lifting/carrying (supplies, replacement parts, ladders, etc.) over 150 lbs (less than 1%), between 75-150 lbs (1% to 33%), between 25-75 lbs (33% to 66%), between 1-25 lbs (66% to 100%).
