Job summary

JLL in Wilmington, NC is seeking a Groundskeeper to maintain outdoor spaces at our commercial properties. This hands-on role blends landscape artistry with practical maintenance to support tenant satisfaction and property value.

You will mow, trim, irrigate, plant, and perform routine upkeep, while using CMMS for work orders and collaborating with property teams to deliver clean, safe environments that reflect JLL's commitment to excellence.

Qualifications

• High school diploma or equivalent.
• At least 2 years groundskeeping experience.
• Ability to operate landscaping equipment safely.
• Physical capability for outdoor manual labor in varying weather.

Responsibilities

• Mow, edge, and aerate lawns to maintain curb appeal.
• Trim hedges, prune trees and shrubs, weed gardens.
• Install, maintain, and repair sprinkler/irrigation systems.
• Plant, mulch, fertilize, soil conditioning, and appropriate pesticide use.
• Clear debris from sidewalks and surfaces; power wash as needed.
• Weatherproof outdoor spaces for seasonal conditions.
• Support interior maintenance and move equipment as needed.
• Update work orders in CMMS and submit daily receipts.

What this job involves:

As a Groundskeeper at JLL, you'll play a vital role in creating and maintaining exceptional outdoor environments at our commercial properties. This hands-on position combines landscape artistry with technical expertise, where you'll be responsible for transforming and preserving aesthetically pleasing, functional outdoor spaces that enhance property value and tenant satisfaction. Working closely with property management teams, you'll execute their vision for outdoor spaces while delivering outstanding customer service. Your work directly contributes to JLL's reputation for excellence in property management and creates welcoming, well-maintained environments that our clients and their tenants take pride in.

What your day-to-day will look like:

• Maintain pristine lawn areas through mowing, edging, and aerating to ensure well-manicured grass that enhances curb appeal
• Perform landscape maintenance including trimming hedges, pruning trees and shrubs, and weeding gardens to uphold high aesthetic standards
• Install, maintain, and repair sprinkler and irrigation systems, including programming controllers and replacing components as needed
• Cultivate and enhance garden areas through planting, fertilizing, mulching, soil conditioning, and appropriate pesticide application
• Clear debris from sidewalks, roofs, entrances, parking lots, and outdoor seating areas while power washing surfaces to maintain cleanliness
• Prepare outdoor spaces for seasonal weather conditions through weatherproofing and securing outdoor items
• Complete general interior maintenance tasks such as hanging pictures, furniture repairs, and moving equipment to support overall property operations
• Update work order status in real-time using CMMS systems and submit daily receipts to ensure accurate record-keeping and workflow management

Required Qualifications:

• High school diploma or equivalent education
• Minimum 2 years of hands‑on experience in groundskeeping or exterior property maintenance
• Demonstrated ability to operate landscaping equipment safely and effectively
• Physical capability to perform outdoor manual labor in various weather conditions

Preferred Qualifications:

• Experience working with CMMS systems such as Corrigo, 360 Facility, or similar work‑order management platforms
• Knowledge of irrigation system installation, troubleshooting, and maintenance procedures
• Familiarity with proper herbicide and pesticide application procedures and safety protocols
• Experience providing customer service in commercial property or facilities management environments
• Basic understanding of horticulture, plant care, and seasonal landscape maintenance best practices

Work Shift:

08 Hour Day - 1st Shift/Morning Shift
