Job summary

HES is a premier provider of facilities management services focused on educational institutions. We are seeking a Maintenance Technician to perform general maintenance, electrical, plumbing, carpentry, and related tasks across facilities in the St. Louis area.

Responsibilities include room turnovers, repairs, installations, and inspections to ensure spaces are safe and ready for occupancy. Must be capable of using hand and power tools and reading work orders.

Qualifications

• General maintenance experience across building systems.
• Ability to perform repairs and routine maintenance.
• Familiarity with NEC and safety standards.

Responsibilities

• Perform general building maintenance and repairs in offices and classrooms.
• Complete room turnovers and make-ready tasks.
• Patch, repair, and paint walls, ceilings, doors, and trim.
• Do minor drywall repairs and simple carpentry tasks.
• Repair or replace doors, hardware, and fixtures.
• Perform plumbing repairs and fix leaks.
• Carry out electrical maintenance and troubleshooting.
• Replace ceiling/floor tiles and install wall-mounted items.
• Assemble and relocate office furniture and equipment.
• Inspect spaces for maintenance deficiencies and occupancy readiness.
• Keep work areas clean and organized; minimize downtime.

Essential Duties and Responsibilities

General Maintenance

Perform general building maintenance and repairs throughout offices, classrooms, common areas, residential‑style spaces, and other facility areas.

Complete room and space turnovers using skills similar to apartment make‑ready work.

Patch, repair, and paint walls, ceilings, doors, trim, and other building surfaces.

Perform minor drywall repairs, including patching holes, repairing damaged areas, sanding, and finishing.

Perform minor carpentry work including repairing or replacing trim, shelving, cabinets, doors, and hardware.

Adjust, repair, and replace doors, hinges, closers, handles, and related hardware.

Perform minor plumbing repairs such as replacing faucets and fixtures, repairing minor leaks, replacing toilet components, clearing minor sink and fixture blockages, and replacing supply lines and similar components.

Perform minor electrical maintenance within the technician’s authorized scope, including replacing lamps/light bulbs, replacing damaged covers, basic lighting troubleshooting, and approved plug‑and‑play or non‑energized components as permitted.

Repair or replace ceiling tiles, floor tiles, transition strips, baseboards, and other building finishes.

Install and relocate wall‑mounted items such as whiteboards, bulletin boards, signage, shelving, pictures/artwork, dispensers, and building accessories.

Assemble and repair office furniture, shelving, cabinets, tables, and similar equipment.

Inspect completed spaces to identify maintenance deficiencies and ensure spaces are ready for occupancy.

Maintain clean and professional work areas and remove debris following maintenance activities.

Perform all those duties necessary involving all phases of electrical maintenance, repair and installation of building electrical equipment and systems.

Proficient in the proper use of multimeter, and electrical diagnostic testing techniques on all electrical components.

Proficient with work order systems, work order (WO) dispatching and recording system, follow all operating procedures for receiving electronic, WO’s assignments on routine or emergency basis. Also capable of receiving all work assignments given verbally or written instructions to complete assigned tasks.

Perform various electrical installations and repairs related to all electrical facilities and related equipment, in accordance with National Electric Code (NEC).

Perform those duties necessary to carry out Preventative Maintenance (PM) i.e., inspections, cleaning, and adjusting of all electrical equipment.

Assures that equipment is being maintained in a safe manner. Minimizes down time through proactive performance testing and scheduled maintenance.

Physical Requirements

· Stand and walk for extended periods.

· Bend, stoop, kneel, crouch, reach, push, and pull.

· Climb and work from ladders within authorized limits.

· Use hand and power tools.

· Frequently lift up to 50 pounds independently.
