Job summary

Hunt Military Communities in Beaufort, SC is seeking a Maintenance Technician to perform diverse building and grounds care across rental units and common areas.

You will respond to service requests, install appliances, perform carpentry, plumbing and electrical tasks, and maintain tools and a clean, safe worksite. Candidates should have a HS diploma or GED, basic computer skills, valid driver’s license, and the ability to work on-call and drive company or personal vehicles as needed.

Qualifications

  • High School Diploma or GED required; vocational/technical training preferred.
  • Ability to read and follow basic instructions; basic English communication.
  • 1-3 years of maintenance experience in carpentry, plumbing or electrical trades.
  • Must have a valid driver’s license and be able to drive company or personal vehicles as needed.

Job description

Brief Overview

Technicians may specialize as a COM (Change of Occupancy Maintenance) or resident service request technician or may be utilized to respond to multiple types of work orders. Primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds, and parking lots. Perform general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems, and equipment. Ensure that all service is performed safely and results in favorable customer feedback which is documented by favorable customer service survey results.

What You Will Do
  • Respond to service calls and complete COM work and other property maintenance requirements. This includes cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.
  • Transport, install, and connect stoves, refrigerators, dishwashers and other electrical and gas appliances.
  • Load and unload trucks and other conveyances
  • Move supplies and materials to proper location by wheelbarrows or hand trucks.
  • Stack materials for storage or binning.
  • Collect refuse and salvageable materials.
  • Transport equipment, furnishings and appliances to job sites.
  • Repair and fabricate window and door screens and frames
  • Dig, fill and tamp earth excavations
  • Level grounds using pick, shovel, tamp and rake.
  • Shovel concrete.
  • Clean culverts and ditches.
  • Cut trees and brush.
  • Operate power tools and lawn mowers.
  • Remove floor tile, sheet vinyl, ceramic floor tile and plywood.
  • Remove damaged drywall.
  • Operate power blowers or use brooms to clean roof tops, sidewalks, and driveways of leaves and debris.
  • Ensure work-site clean-up.
  • Respond to and complete on-call after-hour emergency and urgent repairs.
  • Update work order status, including time, materials, and notes on provided mobile devices in an accurate and timely manner.
  • Complete and submit all required paperwork in an accurate and timely manner.
  • Keep supervisor well-informed of activities, results of efforts, problems identified/potential problems, etc.
  • Recommend corrective actions to supervisor.
  • Maintain vehicle and vehicle inventory as prescribed.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.

  • Computer Literacy - Basic familiarity with computers. Navigate at a basic level within web-based applications.
  • Written Communications - Read and write in English to understand basic instructions and take direction from supervisors, communicate effectively with clients, visitors, and other organization staff, and respond to basic questions.
  • Oral Communications - Understand spoken English to follow basic instructions and take direction from supervisors; communicate effectively in basic English with clients, visitors and organization staff in response to routine questions.
  • Knowledge - Basic knowledge of fundamental concepts, practices and procedures with the ability to use them in routine situations.
  • Teamwork - Work collaboratively in small teams to improve the operations of immediate work group by offering ideas, identifying issues, and respecting team members.
  • Customer Service - Demonstrate a positive attitude and respond to requests in a timely and respectful manner.
  • Flexibility/Adaptability - Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.
  • Must demonstrate basic competency in carpentry, plumbing, and electrical trades at a minimum as assessed through written, verbal, and hands on assessments. “Skilled” based on assessment in flooring cleaning, repair, or installation.
  • Ability to plan, organize, and prioritize work and work to deadlines using sound judgement.
  • Ability to adapt successfully to changing situations and environments, managing multiple assignments and tasks and working under pressure.
  • Ability to utilize mobile devices including applications, email, and internet.
  • Proficiency with basic hand tools like hammers, screwdrivers, hand saws, pliers, wrenches, and tape measures.
  • Proficiency with trade-specific hand tools like multi-meter, tube cutter, torch, level, and HVAC gauges.
  • Proficiency with small power tools like drills, Sawz-All, sanders, and power saws.
  • Attention to Task/ Work Pace Maintenance - Work requires close attention to task for work to be accurately completed. Intermittent breaks during the workday do not compromise the work.
  • Work cooperatively and always conduct oneself in a professional manner when in contact with consumers, staff, subcontractors, monitors, and the public.
  • Deal with customers and others in a diplomatic and positive manner.
  • Demonstrate good verbal, written and listening communication skills as measured by accuracy, completeness, and timeliness of work.
  • With reasonable accommodation, differentiate between hot and cold, sharp and dull, and smell.
  • Be able to twist neck or waist for up to two hours per shift.
  • Power grasp with one or both hands for up to two hours per shift.
  • Be able to work for 2-4 hours per shift without a break.
