Job summary

EMCOR Services Aircond is seeking a General Building Maintenance Technician to support the property’s upkeep, preventive maintenance, and repairs. You will assist the Lead Maintenance Technician and Facility Manager in daily tasks across grounds, plumbing, electrical, and light HVAC, ensuring work is carried out safely and professionally.

The role requires physical stamina, ability to work on ladders, and flexibility for on-call hours.

Qualifications

• High school diploma or equivalent.
• Minimum 4 years full-time maintenance experience.
• Willingness to perform all required tasks.
• Demonstrated knowledge of work safety habits.
• Able to work on-call and extended hours (including after hours and weekends).

Responsibilities

• Maintain the property and assist the Lead Maintenance Technician and Facility Manager.
• Perform maintenance and repairs including grounds, preventive, corrective, deferred and emergency tasks.
• Follow the maintenance program to protect and maintain the property.
• Prepare maintenance reports and document work.
• Maintain inventory of equipment, tools and supplies.
• Apply safety protocols and conduct inspections as required.

Job Title: General Building Maintenance Technician

Job Description

The Maintenance Technician is responsible for maintaining the physical integrity of the property and assisting the Lead Maintenance Technician and Maersk Facility Maintenance Manager with their responsibilities.

The Maintenance Technician assists with all aspects of the property's maintenance / repairs including the physical grounds, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program to protect and maintain the property.

Job Requirements

Technical Requirements:

The Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, light HVAC in both theory and practical application.

Physical Demands And Requirements

Able to physically perform the following duties for prolonged periods of time:

• Unassisted lifting up to 50 pounds
• Bending
• Walking
• Kneeling
• Stretching
• Able to work on step ladders or extension ladders
• Able to work indoors and outdoors in all climates while adhering to company safety requirements and programs
• Able to perform all duties in a safe manner at all times

Essential Duties

• Effectively communicate
• Conducting all maintenance work, service requests, building inspections and preventative maintenance
• Ensuring that all work has been completed in a safe, prompt and professional manner
• Communicating with managers about demonstrated concerns of the Facility
• Preparing maintenance reports and other job related documentation
• Maintaining inventory of equipment, tools and supplies
• Serving as a role-model for maintenance staff by following all policies and procedures
• Completing additional duties as described by the Building Manager / Client
• Grounds policing

Maintenance Responsibilities

The Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards.

These Responsibilities Include But Are Not Limited To

• Light plumbing
• Caulking
• Countertops and cabinets, desk drawers and locks
• Light HVAC
• Interior and exterior doors
• Checks electrical circuits, receptacles, breakers, switches and fuses
• Light fixtures
• Carpentry
• Toilets, sinks, vanities
• Clean and inspect storage rooms
• Stair treads and cove basing
• Fencing
• Minor drywall damages
• Light painting

• Supply basic tools

Physical Demands

Must be able to climb ladders, lift and carry 50 or more pounds, distinguish colors for electrical work and tolerate confined spaces. Work will involve heights and seasonal temperature extremes.
