Job summary

  • Inspect and report maintenance issues to on-site teams.
  • Document tasks with photos in our system for every visit.
  • Perform duties in indoor and outdoor settings, with physical tasks as needed.

Who You Are:

As a Full-Time Porter, you are the reason a community looks and feels cared for. You will work a consistent 40-hour week on a schedule built around the needs of your assigned communities, keeping the common areas, amenities, and grounds of your assigned communities clean, safe, and guest-ready. Depending on the market, you may be dedicated to one community or cover a route of several communities on a set weekly schedule. You take pride in details residents and property teams notice — a spotless lobby, a clean elevator, a litter‑free breezeway — and you communicate clearly with your on‑site property contacts. This is a "Never Not My Job" role for someone who is dependable, self‑directed, and holds a high standard for their work.

Essential Duties and Responsibilities:
Common Area & Amenity Cleaning
  • Clean and maintain leasing offices, lobbies, clubhouses, fitness centers, business centers, conference rooms, and other amenity spaces — dusting, surface wiping, glass and mirror cleaning, trash removal, and floor care (sweeping, mopping, vacuuming).
  • Clean and sanitize common‑area restrooms, including fixtures, counters, mirrors, and floors, and restock paper products and soap.
  • Clean elevators (cabs, doors, tracks, and panels), residential hallways, breezeways, and stairwells, including carpet vacuuming and spot cleaning.
  • Service trash chute rooms and garage trash areas — remove overflow, wipe down surfaces, and keep rooms clean and odor‑free.
Exterior & Grounds
  • Walk the property to pick up litter and debris from grounds, parking areas, sidewalks, and landscaped areas.
  • Clean pool decks, outdoor kitchens, grills, and furniture; empty exterior trash receptacles.
  • Service pet waste stations — empty, clean, and restock bags.
  • Maintain cleanliness of the compactor and dumpster area, and identify abandoned bulk items for reporting.
Documentation & Communication
  • Clock in and out, complete task checklists, and capture before/after photos in our proprietary system for every visit.
  • Report maintenance issues, safety hazards, damage, and resident concerns to your supervisor and on‑site property team promptly.
  • Maintain a professional, courteous presence with residents, guests, and property staff at all times.
Safety, Supplies & Equipment
  • Use cleaning chemicals and equipment safely and as trained, following label directions and Safety Data Sheets (SDS).
  • Keep supplies stocked and equipment clean and in good working order; notify your supervisor before supplies run low.
  • Support other Additional Services as needed, which may include but are not limited to: pressure washing, bulk item hauling, doorstep trash coverage, and light community cleanliness tasks.
  • Comfortable working indoors and outdoors in Florida/Southern weather, walking long distances on properties, and performing physical tasks such as lifting up to 50 pounds, bending, kneeling, climbing stairs, and standing for extended periods.
  • Perform additional duties as assigned.
Schedule & Hours:
  • Full‑time, 40 hours per week — weekly hours remain consistent.
  • Days and shift times vary based on the needs and schedule of your assigned communities; shifts are primarily daytime.
  • Weekend coverage may be required depending on property needs.
  • Schedule is set in advance by your supervisor and may be adjusted as community needs change.
  • Must be able to report to different communities within the market as scheduled.
Position Requirements:
  • High school diploma or equivalent required.
  • Prior experience in janitorial, housekeeping, porter, or facilities cleaning preferred; multifamily, hospitality, or commercial cleaning a plus.
  • Strong attention to detail and the ability to work independently with minimal supervision.
  • Prior experience delivering high‑quality customer service, ensuring client satisfaction and retention.
  • Clear oral and written communication skills; comfortable using a smartphone app to log work and photos.
  • Must have reliable transportation to and from assigned communities (no company vehicle is provided for this role).
  • Must be comfortable working in both indoor and outdoor settings and walking the distance of a property.
