JOB DESCRIPTION SUMMARY

Reedhouse has an immediate opening for an experienced Maintenance Technician! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Technician plays a critical role in our success.

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

JOB DESCRIPTION

ESSENTIAL RESPONSIBILITIES

• Complete assigned work orders generated from resident requests for service and preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting completed work.
• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
• Complete documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

OTHER RESPONSIBILITIES

• Comply with Greystar’s safety and risk-management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
• Periodically inspect work performed by contractors, vendors and other service providers to verify that the work, materials and services meet quality standards, scope and specifications as required.
• Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.

PHYSICAL DEMANDS

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
• Travel may be required to assist other properties, attend training, or attend business meetings.
• Work a flexible schedule, including calls during evenings, weekends, and holidays.

REQUIRED LICENSING OR CERTIFICATIONS

• EPA certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (required for all Service Technicians).
• Valid driver's license to operate a golf cart on property, if applicable.

ADDITIONAL COMPENSATION

The hourly range for this position is $18.00 - $21.13. Salary may be based on experience, skills and geographical location.

• Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.
• Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
