Job summary

Willow Bridge Property Company in Cambridge, MA is seeking an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family community. You will lead a team, manage work orders in Yardi Mobile, and ensure safety and quality standards are met.

Qualifications

  • Minimum 5 years of related maintenance experience, property management preferred.

  • Expert knowledge in electrical, carpentry, plumbing, HVAC, painting, carpet care and appliance repair.
  • HVAC, EPA and CPO certifications preferred where applicable.
  • Effective communication with management, vendors and residents.
  • Proficient with basic computer and mobile device use.

Responsibilities

  • Ensure make-readies and other maintenance projects are completed timely according to WBPC’s quality standards.
  • Maintain and update service requests using Yardi Mobile until assignment is completed and closed.
  • Troubleshoot and train maintenance staff on trades to assess functioning and recommend repair or replacement.
  • Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, turns, cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff; ensure safety policies and procedures are followed.
  • Communicate effectively within team; motivate members and convey expectations and goals.
  • Participate in department/region meetings and community events; lead safety and department meetings.
  • Conduct regular safety inspections; train staff in chemical handling and safe practices.
  • Adhere to safety policies; ensure a safe environment.
  • Comply with OSHA regulations and WBPC SOPs.
  • Coordinate with vendors/contractors for installation, maintenance, and repair work.
  • Ensure service requests and projects are completed to quality and cost standards.
  • Apply preventive care, inspections, and timely repairs to protect assets.
  • Maintain department budget; understand financial impact of decisions and stay within budget.
  • Prepare specifications for major projects; solicit bids and inspect vendor work.
  • Purchase/order maintenance supplies and manage inventory efficiently.

Responsibilities

Technical Expertise

  • Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
  • Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
  • Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.

Team Leadership

  • Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
  • Communicates effectively within their team, motivating team members and clearly conveying expectations and goals.
  • Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.

Compliance Knowledge

  • Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
  • Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
  • Comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC’s standard operating procedures and policies.

Asset Care & Longevity

  • Coordinate with vendor and contractor installation, maintenance, and repair work.
  • Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
  • Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.

Financial Awareness

  • Maintain budget for department; understand the financial impact of maintenance decisions and adjust approach to stay within budget.
  • Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
  • Purchase / order maintenance supplies, materials and appliances in an efficient and cost-effective manner. Ensure inventory is appropriately stocked and maintained.
Qualifications
  • Position requires a minimum of 5 years’ related maintenance experience, property management experience preferred.
  • Proven ability to supervise and lead a team.
  • Expert-level understanding and diagnosing in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Certifications preferred: HVAC, EPA & CPO where applicable.
  • Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
  • Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
  • Basic computer skills (able to operate mobile device, PC).
  • Ability to operate a motor vehicle (valid license required).
  • Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.
Benefits

Typical base compensation range depending on experience: $30.00 to $35.00 per hour USD.
