Job summary

SUHRCO is seeking a Maintenance Supervisor to oversee day-to-day maintenance across Rivercroft and other Greater Seattle Area properties. You will lead the maintenance staff, coordinate repairs, and work with external vendors to keep buildings, systems, and equipment functioning efficiently.

The role requires at least 2 years of maintenance experience, a technical certificate, and proven supervisory skills.

Qualifications

• Minimum 2 years related maintenance experience.
• Certificate from a technical school or college, or equivalent combination of education and hands-on maintenance experience.
• Demonstrated experience leading or supervising a maintenance team.
• Strong analytical, organizational, and problem-solving abilities.
• Ability to understand written instructions, work orders, and basic technical documentation.
• Physical ability to perform duties including lifting up to 50 pounds and outdoor work.

Responsibilities

• Inspect buildings, grounds, and equipment to identify maintenance needs and staffing needs.
• Assign, monitor, and review maintenance work and evaluate proposals from external contractors.
• Oversee vendor projects to ensure scope, quality, and timelines are met.

Position Overview

The Maintenance Supervisor leads the day-to-day maintenance operations of the property, ensuring all buildings, systems, and equipment are properly maintained and functioning efficiently. This role oversees the maintenance staff, schedules and coordinates repairs and capital projects, works with outside vendors, and upholds safety and operational standards to maintain a well-kept community for residents.

Pay and Location Details

• 20 scheduled hours per week at Rivercroft at a pay rate of $30.00 per hour (designated home property).
• 20 scheduled hours per week supporting other SUHRCO communities throughout the Greater Seattle Area, Bellingham to Lacey at a pay rate of $38.00 per hour.
• The candidate would be required to reside within the Greater Seattle Area to ensure reasonable access to the majority of the portfolio and allow for flexibility when coverage is needed.

Primary Duties

• Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs, staffing requirements, and resource allocation.
• Assign, monitor, and review maintenance, repair, and renovation work; obtain and evaluate proposals from external contractors when necessary.
• Oversee vendor and contractor projects to ensure work is completed according to scope, specifications, and quality expectations.
• Procure maintenance materials, tools, equipment, and supplies.
• Develop, monitor, and manage the maintenance operating budget.
• Track labor, materials, and expenses; compile reports and provide cost analysis to management.
