Qualifications

JOB DESCRIPTION SUMMARY

Greystar has an immediate opening for an experienced Floating Assistant Community Manager! Our team members are high performers that care about customer service and exceed expectations. The Assistant Community Manager plays a critical role in our success. The Floating Assistant Community Manager (ACM) plays a pivotal role in supporting the effective management and operations of multiple residential communities within Greystar. This dynamic role involves providing assistance to on‑site Community Managers, ensuring a positive experience for residents or tenants, and contributing to the overall success of our properties. The Floating ACM will need to promptly learn the community specifics (unit mix, amenity package, sub‑market conditions, PMS reports, client specifications, etc.). The geographic scope of the role, as well as supervisors, and assignments can change at any time.

JOB DESCRIPTION

Assignment locations: Greater Seattle Area, including Downtown Seattle, Everett, Lynnwood, Mukilteo, Lake Stevens, Edmonds, Bothell, Shoreline, Lake City, Kirkland, Redmond, Bellevue, Issaquah, Renton
Car Allowance: $250/month

What your day might look like
  • Being part of a team and having fun while providing excellent customer service
  • Collecting and posting rent, fees, and other payments, preparing daily bank deposits and processing invoices and payables.
  • Stay up to date on rent assistance policies and programs from federal, state, and local governing offices.
  • Assist the leasing team in touring apartments with prospects both virtual leasing and in‑person tours.
  • Reviewing and submitting invoices from vendors, contractors, and service providers for payment.
  • Process resident move‑outs by reviewing lease terms and notice requirements and processing the disposition in accordance with established procedures and legal requirements.
  • Respond to resident questions, concerns, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Partner with the on‑site office team and marketing team to create safe, social distant activities and events for residents.
  • Acts as the on‑site supervisor in the absence of the Community Manager.
What we are looking for

Previous property management experience is required, fee management preferred. Proficient in MS Office Suite and Yardi/OneSite software highly desired but not required. Being financially savvy; previous experience in creating/adhering to budgets, fiscal reporting. Excellent communication skills: ability to read, write and communicate effectively. High level of professionalism in both manner and dress. A high school diploma or equivalent and professional knowledge of business discipline are required.

Key Responsibilities
  • Community Operations: Assist in the day‑to‑day operations of multiple properties, ensuring compliance with company policies and procedures. Oversee property maintenance, vendor relationships, and service contracts.
  • Resident or Tenant Relations: Serve as a point of contact for residents or tenants, addressing inquiries, concerns, and facilitating positive interactions. Organize and coordinate community events to foster a sense of community and resident engagement.
  • Leasing and Marketing Support: Assist in the leasing process, including conducting property tours, processing applications, and managing lease documentation. Collaborate with the marketing team to promote available units and community amenities.
  • Financial Management: Support financial processes, including rent collection, budget tracking, and expense management. Work closely with the accounting department to ensure accurate and timely financial reporting.
  • Administrative Tasks: Handle administrative duties such as answering phones, responding to emails, and maintaining organized and up‑to‑date records. Support the preparation of reports, presentations, and other documentation as needed.
  • Property Inspections: Conduct regular inspections of properties to ensure they meet company standards and address any maintenance or safety concerns.
  • Compliance: Stay informed about local, state, and federal regulations related to property management and ensure compliance. Assist in the implementation of policies to maintain a safe and secure environment.
  • Training and Development: Participate in training programs and stay updated on industry best practices. Support the professional development of on‑site property management teams.
  • For California Only: The Assistant Community Manager or Leasing Manager must review all completed move‑in files prior to submission to the Community Manager for review and approval.
BASIC KNOWLEDGE & QUALIFICATIONS
  • Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, Hospitality or related field.
  • 1-3 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day‑to‑day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
  • Strong customer service and interpersonal skills.
  • Excellent organizational and multitasking abilities.
  • Understanding of lease terms and lease enforcement, including collections.
  • Excellent communication, conflict resolution, and customer service skills.
  • Ability to adapt to different property environments and work independently.
SPECIALIZED SKILLS
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have valid driver’s license to drive a golf cart on property.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
  • Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
TRAVEL / PHYSICAL DEMANDS

Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Rare or occasional travel may be required to attend business meetings, training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
