Job summary

Denton Floyd Real Estate Group is seeking a Finish Superintendent to lead interior finish operations on multifamily projects from dry-in through CO. You will own the finish path, manage a unit train, and ensure turnover packages are ready for leasing on day one.

The role requires 5+ years in commercial or multifamily supervisor roles, strong quality standards, and the ability to coordinate with interior trades, AHJ inspections, and site teams to meet aggressive schedules.

Job description

The Finish Superintendent owns the building from dry-in through certificate of occupancy — insulation and drywall, interior trim and millwork, flooring, paint, MEP trim-out, appliances, amenity spaces, and final cleaning. This role runs the unit train: the repeating, rhythm-driven sequence that determines whether a multifamily project delivers on its CO and first-move-in dates.

This is the most schedule-sensitive and most visible phase of the project. The Finish Superintendent is accountable for finish quality that meets owner and property management expectations, for a punch list that closes rather than lingers, and for a turnover package that lets DF Property Management begin leasing on day one without a trailing defect list.

Responsibilities
  • Build, publish, and drive the unit train — establishing crew rhythm, unit-per-day production rates, and the sequence each trade follows through the building.
  • Protect the train from disruption: verify predecessor work is complete and inspected before releasing the next trade, and prevent out-of-sequence work that creates rework.
  • Track production daily against target rates and take corrective action when a trade falls behind rather than absorbing the loss into float.
  • Coordinate insulation, drywall hang, finish, and paint sequencing with temporary conditioning, humidity control, and building dry-out requirements.
Interior Finishes & MEP Trim
  • Direct interior trades — doors and hardware, trim and millwork, cabinets and countertops, flooring, tile, painting, and specialties.
  • Manage MEP trim-out and device installation, including fixtures, appliances, HVAC equipment start-up, fire alarm devices, and low-voltage systems.
  • Conduct pre-installation meetings and establish approved mock-up units that set the quality standard for the remainder of the building.
  • Verify finish selections, colors, and product substitutions against approved submittals and the owner's finish schedule before installation begins.
  • Enforce protection of completed finishes — floor protection, corner guards, unit lock-off procedures, and damage accountability.
Amenity, Common Area & Site Completion
  • Sequence clubhouse, leasing office, fitness, and common area finishes so amenity spaces are ready for the leasing and marketing schedule, not left to the end.
  • Coordinate final site work, hardscape, landscaping, signage, and lighting with the site team to support CO and first move-in.
  • Manage elevator installation, inspection, and state certification timelines as a critical-path item.
Inspections, Punch & Certificate of Occupancy
  • Own the CO path — identify every inspection, sign-off, and third-party certification required by the AHJ and drive them to completion on a tracked schedule.
  • Coordinate life-safety inspections including fire alarm and sprinkler testing, egress, and fire marshal walk-throughs.
  • Conduct internal pre-punch walks before the owner or consultant sees the unit, so the formal punch list is short by design.
  • Manage the punch list process to closure with documented sign-off; elevate subcontractors who fail to respond.
  • Support commissioning, testing and balancing, and building system verification.
Turnover, Warranty & Team Leadership
  • Assemble and deliver the turnover package — as-builts, O&M manuals, warranties, attic stock, keys and access control, and system training for DF Property Management.
  • Conduct building system orientation and training walks with the property management maintenance team.
  • Support the warranty period by documenting known conditions at turnover and coordinating early warranty response.
  • Supervise, mentor, and develop Assistant Superintendents and field staff assigned to finish operations.
  • Champion Forge's safety program during finish operations, with focus on ladders and lifts, silica, respiratory protection, hot work, and housekeeping.
Required
  • 5+ years of commercial or multifamily construction superintendent or assistant superintendent experience with demonstrated ownership of interior finish scopes.
  • Proven experience running a multifamily unit train and delivering buildings to CO on schedule.
  • Strong finish quality standards and the ability to define and enforce them through mock-ups and pre-punch discipline.
  • Working knowledge of building codes, life-safety systems, and AHJ inspection and CO processes in Kentucky and Indiana jurisdictions.
  • Demonstrated ability to hold subcontractors accountable to production rates, quality, and punch response.
  • Proficiency with Procore or comparable project management software, Bluebeam, and punch list tools.
  • Valid driver's license and reliable transportation; ability to be assigned regionally.
Preferred
  • Bachelor's degree in Construction Management, Civil Engineering, or a related field.
  • Multifamily, senior living, or hospitality finish experience where finish quality drives lease-up or resident experience.
  • Experience coordinating turnover directly with an in-house or third-party property management group.
  • Familiarity with LIHTC, HUD, or other affordable housing inspection, accessibility, and closeout requirements.
  • Working knowledge of Fair Housing and ADA/ANSI A117.1 accessibility requirements as they apply to finish installation.
  • Working proficiency in Spanish.
