Immediate need for a talented Financial Analyst-Real Estate. This is a 12 months contract opportunity with long-term potential and is located in New York, NY(Hybrid).

Key Responsibilities:
- Candidates must be located near New York office. Work will require some travel to sites within New York.
- Analyze monthly financial performance profit and loss statements for a portfolio of 669567 TurboTax Retail Stores and Expert Office locations.
- Evaluate lease-related expenses, occupancy costs, CAM charges, taxes, utilities, and other real estate operating expenses.
- Analyze capital construction expenditures, remodel projects, and new store development costs.
- Identify cost trends, spending variances, and opportunities for cost optimization.
- Partner with Accounting to ensure accurate expense allocation and financial reporting.
- Develop and maintain monthly, quarterly, and annual financial reporting packages for executive leadership.
- Create dashboards that summarize:
- Lease expenses
- Construction spending
- Occupancy costs
- Budget vs. Actual performance
- Forecasts
- Key performance indicators (KPIs)
- Present financial findings and recommendations to Finance leadership and business partners.
- Automate recurring reports whenever possible using Power BI, Excel, SQL, or other reporting tools.
- Budgeting & Forecasting
- Support annual budgeting and quarterly forecasting for occupancy and construction expenses.
- Monitor financial performance against budget and explain significant variances.
- Assist with long-range financial planning for the real estate portfolio.
- Responsible for the creation and management of Purchase Orders with vendors
- Responsible for the monthly accrual process with Accounting
- Business Partnership
- Collaborate with Transaction Management Real Estate, Construction, Facilities Management, and Procurement teams to understand operational drivers of expenses.
- Provide financial support for lease renewals, new store openings, relocations, and construction projects.
- Recommend strategies to improve financial performance and cost efficiency.
- Data Management
- Maintain financial models supporting lease and construction cost analysis.
- Ensure data integrity across multiple financial and operational systems.
- Consolidate information from ERP systems, lease administration platforms, and construction management tools.
