POSITION SUMMARY:


Dominium is seeking a detail-oriented and analytical Financial Analyst to join our team. This role is essential in managing administrative tasks related to property tax assessments across our entire portfolio and assisting in the preparation of cost certifications for affordable housing projects. The analyst will work closely with the Senior Cost Accounting Manager and collaborate with third-party consultants to ensure compliance and accuracy in all financial matters.


ESSENTIAL FUNCTIONS:



  1. Organizes and maintains property tax documentation, including assessment notices, tax bills, and appeal records.

  2. Collaborates with third-party consultants to monitor property tax assessments and participate in discussions regarding potential appeals.

  3. Assists in tracking deadlines and ensuring timely responses to assessment notices and appeals.

  4. Maintains accurate records of property tax payments and related financial data.

  5. Assists in compiling and reviewing financial data required for cost certifications.

  6. Coordinates with internal teams to gather necessary documentation for certification processes.

  7. Supports the preparation of reports and schedules for external auditors and regulatory agencies.

  8. Develops and maintain spreadsheets and databases to track property tax expenses and project costs.

  9. Prepares summaries and reports for internal stakeholders, highlighting key financial metrics and variances.

  10. Assists in budgeting and forecasting activities related to property taxes and project expenditures.

  11. Partners with the team on additional projects as assigned by supervisor.


QUALIFICATIONS:



  • Bachelor's degree in Accounting, Finance, Economics, or a related field.

  • Minimum of 2 years of experience in financial analysis, cost accounting, or a related role.

  • Familiarity with property tax processes and cost certification requirements, particularly within the affordable housing sector - knowledge of Section 42 of the Internal Revenue Code and LIHTC program requirements preferred.

  • Experience working with third-party consultants and understanding of property tax appeal processes.

  • Proficiency in Microsoft Excel and financial software systems.

  • Strong organizational skills and attention to detail.

  • Excellent communication and interpersonal abilities.


PAY: $60,000 - $75,000/year + 5% bonus eligibility
