Job summary

Abacus Group is seeking a temp-to-perm Financial Analyst to join their Manhattan, NY office. You will review monthly financials, analyze variances, manage cash flow, and support budgeting and capital project funding.

The ideal candidate has a Bachelor's in Accounting/Finance and 5+ years of experience, with real estate portfolio exposure (7-8 buildings) and strong analytical skills.

Qualifications

• Bachelor's degree in Accounting, Finance, or a related field required.
• 5+ years of relevant experience.
• Experience with a portfolio of 7-8+ buildings.
• Real estate experience required.
• Must have a professional appearance.
• MDS experience is a plus.

Responsibilities

• Review monthly financial reports, analyze variances, and monitor cash balances, bank reconciliations, accounts payable, and cash flow.
• Evaluate commercial billing activity to ensure accurate rent escalations, lease charges, and recurring tenant billings.
• Verify the accuracy of ancillary revenue, including storage, parking, amenity, and other tenant-related charges.
• Analyze operating expenses, including payroll, utilities, contracts, and supplies, against budgets and portfolio benchmarks.
• Prepare journal entries, account reclassifications, and balance sheet reconciliations to ensure accurate financial reporting.
• Develop cash flow forecasts and funding analyses to support capital improvement projects and operational needs.
• Monitor capital expenditures, coordinate project funding, and track spending against approved budgets.
• Prepare annual operating budgets and assist with forecasting and financial planning activities.
• Build strong relationships with property management teams, board members, auditors, and external service providers while presenting financial information at board meetings.
• Support annual audits by preparing workpapers, responding to auditor requests, and identifying opportunities to improve accounting processes and internal controls.
