Job summary

AMH is seeking a Field Technician Turn in Boise, ID to manage tenant turns, inspections, and contractor oversight across a portfolio of single-family homes. You will coordinate move-outs, inspect work, and resolve basic mechanical issues to maintain property quality.

The role requires hands-on maintenance experience, tool proficiency, and a valid license. EPA/HVAC certifications are preferred. The position offers an hourly wage and quarterly bonus eligibility.

Qualifications

• High School diploma or GED preferred.
• Minimum two years of Residential/Property Maintenance experience or five years in lieu of education.
• Familiarity with hand tools and power tools.
• Experience with iPad, HVAC, Resco and CRM preferred.
• Valid driver’s license required.
• EPA Certification or HVAC Type II preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook).
• Knowledge of OSHA safety methods.

Responsibilities

• Maintain property inventory to standards by tenant turns, move-out inspections, and overseeing contractor work.
• Coordinate move-out processes including physical move-outs, key exchanges, property condition assessments, and report completion.
• Inspect contractor work to ensure it meets specifications and our standards.
• Attend eviction property set outs and eviction hearings as needed.
• Perform self-work at properties using tools and ladders following established processes.
• Provide troubleshooting support for plumbing, garage door, irrigation and electrical issues.
