Job Title: Maintenance Field Manager

Position Summary

The Maintenance Field Manager is responsible for leading and overseeing the in-house maintenance technician team within the single-family rental portfolio. This role ensures the timely, efficient, and high-quality completion of maintenance work orders while maintaining strong resident satisfaction and adherence to company standards. The Maintenance Field Manager acts as both a hands‑on technical leader and operational manager, driving field performance, accountability, and continuous improvement across the assigned market. This position requires strong leadership, technical expertise in residential maintenance systems, and the ability to manage high‑volume field operations in a fast‑paced environment.

Essential Job Functions
Functional Responsibilities
  • Oversee daily field maintenance operations to ensure timely completion of work orders and service requests

  • Provide hands-on technical guidance and support to maintenance technicians in the field

  • Conduct field visits to assess performance, resolve complex issues, and ensure quality standards are met

  • Train technicians on company standards, safety procedures, and best practices for residential maintenance

Operational / Departmental Support
  • Develop and implement proactive maintenance strategies to improve efficiency and reduce reactive work

  • Organize and manage high-volume technician workflows through effective delegation and scheduling support

  • Partner with office‑based maintenance coordinators and dispatch teams to ensure operational alignment

  • Standardize documentation, training materials, and operational procedures across the field team

Compliance & Risk Management
  • Ensure compliance with applicable building codes, safety regulations, and local ordinances

  • Enforce company maintenance standards, safety protocols, and operational policies

  • Maintain proper handling and storage of tools, materials, and equipment in accordance with standards

Financial / Performance Accountability
  • Monitor maintenance‑related KPIs including cost efficiency, technician productivity, and work order completion rates

  • Analyze operational data to identify trends and recommend cost‑saving and efficiency improvements

  • Support efforts to manage average spend per work order and overall maintenance budget efficiency

  • Drive accountability for technician performance and resource utilization

Leadership / Collaboration
  • Lead, coach, and develop maintenance technicians to improve performance and service quality

  • Foster a culture of accountability, professionalism, and strong customer service within the field team

  • Collaborate with internal departments to support portfolio‑wide maintenance initiatives and resident experience goals

  • Communicate expectations clearly and provide ongoing feedback to field staff

Additional Responsibilities
  • Support special projects, process improvement initiatives, and operational rollouts as assigned

  • Perform other duties as assigned by leadership

Performance Expectations & K ey Metrics :
  • Field Productivity & Technician Utilization Measure overall technician efficiency through utilization rate, work order volume completed, average locations serviced per day, route effectiveness, and productive labor hours.

  • Work Order Performance & Service Timeliness Track completion rates, response times, adherence to service level expectations, work order aging, and ability to complete maintenance requests within established timelines.

  • Customer Experience & Service Quality Evaluate resident/customer satisfaction, communication effectiveness, professionalism, first‑time resolution success, and reduction in repeat service requests.

  • Cost Management & Operational Efficiency Monitor average cost per work order, labor and material efficiency, travel optimization, vendor utilization , and identification of process improvements that reduce operational waste.

  • Maintenance Effectiveness & Continuous Improvement Measure reduction in recurring maintenance issues, first‑time fix rates, preventative maintenance execution, and implementation of solutions that improve long‑term performance and reliability

Required Qualifications
Education
  • Bachelor’s degree or equivalent experience
Experience
  • 5+ years of experience in maintenance, facilities management, or operations leadership
  • Experience managing or supervising field maintenance teams required
  • Residential property management or single‑family rental experience strongly preferred
Skills & Competencies
  • Strong leadership and team management skills with experience leading high‑volume field operations
  • High mechanical aptitude with understanding of residential systems and repair processes
  • Strong knowledge of building codes, safety standards, and maintenance best practices
  • Excellent communication skills, including executive‑level reporting and field communication
  • Strong problem‑solving and decision‑making abilities in fast‑paced environments
  • Proficiency with mobile and PC‑based work order and maintenance management systems
  • Ability to analyze operational data and translate insights into action
  • Strong organizational and time management skills with ability to prioritize effectively
  • Customer service mindset with ability to resolve resident issues professionally and efficiently
  • Ability to travel up to 30% as required
Preferred Qualifications
  • Experience in single‑family rental (SFR) or build -to‑rent (BTR) operations
  • Experience implementing maintenance KPIs and performance management systems
  • Trade certification or technical maintenance certifications (HVAC, electrical, plumbing, etc.)
  • Experience with workforce optimization or dispatch coordination systems
  • Prior experience developing technician training programs and SOP documentation
  • Experience managing multi‑market or multi‑site maintenance operations
Physical Requirements
  • Ability to perform physical tasks commonly associated with property maintenance and field operations, including but not limited to standing, walking, bending, kneeling, crouching, crawling, and climbing ladders or stairs

  • Ability to lift, carry, push, and/or pull materials and equipment of varying weights (up to 50 pounds or more, with or without assistance )

  • Ability to use hands and tools to handle, control, or feel objects, tools, or controls, including repetitive motions

  • Ability to work in various positions and access confined or elevated spaces as required

  • Ability to operate standard maintenance tools, equipment, and mobile technology (e.g., smartphones, tablets)

  • Ability to communicate effectively in English, both verbally and in writing, as required for safe and effective job performance

  • Sufficient vision (with or without correction) to safely perform job duties, including close, distance, and peripheral vision
