Job summary

Qualifications

JOB EMPHASIS AND PURPOSE

The Facilities Manager ensures A&P's physical environment, building systems, and external facility support resources are safe, reliable, organized, and cost-effective. This role provides the structure that allows Facilities work to happen efficiently — the right priorities, the right vendors, the right timing, and clear accountability. The Facilities Manager reduces operational risk, unplanned disruptions, and surprises by bringing discipline to facility condition, infrastructure, contractor management, and planning.

GENERAL DUTIES AND RESPONSIBILITIES
Facilities Management
  • Own the condition, safety, and functionality of A&P facilities
  • Lead the Facilities team and set clear expectations for daily, weekly, and project work
  • Ensure facilities work supports production, safety, and quality requirements
  • Identify and prioritize facility-related risks and improvement opportunities
  • Maintain overall awareness of building condition and developing facility needs
Utilities & Infrastructure
  • Oversee facility utilities and infrastructure, including electrical service, natural gas, water, sewer, compressed air, heating, ventilation, cooling, and related building systems
  • Monitor utility usage, costs, and unusual changes that may indicate system or operating issues
  • Coordinate facility infrastructure shutdowns with Production and Maintenance
  • Identify infrastructure capacity concerns and support planning for future business needs
  • Ensure critical facility systems are maintained in a reliable and serviceable condition
Third-Party Contractor Management
  • Select, coordinate, and manage third-party contractors and facility service providers
  • Ensure contractors:

- Understand scope, expectations, and safety requirements

- Perform work on time, on budget, and to standard

  • Hold contractors accountable for quality, cost, and responsiveness
  • Maintain effective relationships with key facility vendors and service providers
  • Reduce reliance on outside contractors where internal capability makes sense
Facility Repairs & Improvement Projects
  • Prioritize and coordinate building repairs, facility improvements, and infrastructure upgrades
  • Develop clear scopes of work for significant facility repairs and improvement projects
  • Obtain and compare quotations for facility-related projects and services
  • Coordinate contractor access, installation activities, and project execution around operational requirements
  • Support facility requirements for equipment installations, including utilities, electrical, mechanical, rigging access, and building modifications
  • Track facility project status, spending, risks, and completion
  • Establish daily and weekly priorities for Facilities personnel
  • Assign work and monitor completion against expectations
  • Coach employees on safety, quality, workmanship, and accountability
  • Develop skills and greater ownership within the Facilities team
  • Balance reactive work against preventive, recurring, and improvement work
Safety & Compliance Support
  • Support the Safety function with facility-related compliance requirements
  • Correct unsafe building or facility-system conditions in a timely manner
  • Participate in investigations when facilities, utilities, or building systems are involved
  • Coordinate contractors required to complete facility-related corrective actions
  • Ensure facility systems and required documentation remain inspection-ready
  • Track recurring regulatory inspections, service requirements, and facility-related renewals
  • Escalate significant facility and infrastructure risks
Budget & Cost Control
  • Develop and manage facility-related budgets
  • Track and influence facility, utility, contractor, and service spending
  • Review facility-related invoices and investigate discrepancies
  • Ensure facility spending decisions balance cost, reliability, risk, and business need
  • Identify opportunities to reduce cost, improve efficiency, and improve vendor performance
  • Provide facility information needed for budgeting, forecasting, and capital planning
Planning, Scheduling & Coordination
  • Maintain recurring schedules for facility inspections, preventive activities, service contracts, and seasonal requirements
  • Coordinate facility work around production and business requirements
  • Ensure significant facility work has a clear scope, owner, schedule, and required resources before work begins
  • Maintain an active list of facility projects, priorities, risks, and follow-up actions
  • Partner with Production, Maintenance, Engineering, Quality, and Safety when facility conditions or infrastructure affect their work
Metrics & Accountability
  • Establish and track key metrics, including:

- Facilities work completion and backlog

- Facility project status and spending

- Utility usage and cost trends

- Recurring inspection and service completion

  • Use metrics to:

- Identify problems early

- Improve planning and execution

- Improve facility reliability and accountability

QUALIFICATIONS
Education / Experience

High School diploma or GED.

Associate or bachelor's degree in facilities management, engineering, business, or a related field preferred.

5+ years of experience in facilities management, plant engineering, or a related field, including experience managing budgets and third-party contractors.

Experience overseeing building systems and utilities (electrical, HVAC, compressed air, water/sewer) preferred.

Skills / Specialized Knowledge / Abilities

Knowledge of Microsoft Office applications: Word, Excel, etc.

Ability to prioritize a wide range of facility needs, make quick decisions, and respond to urgent issues.

Strong vendor and contractor management skills, with a professional & confident demeanor.

Ability to relate & work with all levels of management, contractors, and vendors.

Ability to enforce, relay, and follow company standards.

Ability to communicate clearly.

Ability to remain calm and in control during a crisis.

Strong organizational and project management skills; advanced attention to detail.

Working knowledge of building systems, mechanical & pneumatic systems, and building structures.

WORKING CONDITIONS
  • Standard business hours with flexibility to respond to facility emergencies as needed.
  • Work is performed both in a plant/facility environment and an office setting; includes time on rooftops, mechanical rooms, and around active construction/contractor work.

  • May require the ability to work at heights exceeding 50 feet.
