Mobile Facilities Technician is responsible for operation, repair, and maintenance of building‑related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, and other building mechanical systems in a commercial building environment throughout multiple buildings within a large office park and a company vehicle.
Work can involve lifting heavy mechanical equipment and may be performed in areas of extreme heat or cold. The technician receives and responds to service calls via assigned cell phone / work order application, takes immediate action to resolve emergency situations or system breakdowns, and oversees outside vendors who provide site‑specific service & repair of specialty equipment.
Essential Duties & Responsibilities
- Equipment operation, repair, and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, and heat exchangers.
- Compile specific notes, such as equipment sequence of operation, data for lamps, ballasts, filters and belts, and any other material required for truck stock.
- Complete light plumbing repairs, including shutting off and repairing pipe leaks, sweat/braze copper pipe threads and black pipe.
- Troubleshoot equipment that is not functioning properly; make repairs or channel questions and concerns to the Property Manager or Project Manager.
- Complete all tasks associated with preventative maintenance via the customer PM program.
- Assist in identifying any open issues in the PM program and provide equipment & tasking updates to the Project Manager.
- Place on‑line or take off‑line seasonal chilled and hot water systems.
- Routine operation and inspection of emergency generator and associated components.
- Requisition necessary material and supplies to complete required repairs or PMs.
- Perform routine and preventive maintenance duties, including filter changes, motor lubrication, control and performance checks, grease bearings, motors, dampers, and cooling towers.
- Inspect mechanical and electrical systems, troubleshoot electrical control circuits, operate switchgear 480 V or less, record inspections, and write reports to supervisors.
- Perform any additional duties on an as‑required basis where such duties are within the scope of contractual obligations.
- Capable of completing varying service/repair requests such as ballast & lamp replacement, ceiling tile replacement, and general building maintenance.
- Assistance may be needed in other areas/buildings within the portfolio.
Customer Relations
- Receive and respond to service calls. Report to client’s representative on a daily/weekly basis.
Qualifications
- Required Mechanical Trades or Trade School certification in applicable disciplines (e.g., HVAC, Electrical, Hydraulics, Plumbing).
- Minimum of five (5) years experience in the operation of commercial building equipment, HVAC, mechanical, plumbing, electrical, and/or electronic systems.
- OSHA 10‑Hour Safety Training Certification is preferred but can be provided.
- Familiarity with work order applications via assigned cell phone; receive‑open‑close work orders in a timely manner.
- Experience and proven ability to repair building electrical, plumbing, & HVAC auxiliary systems.
- Experience and proven ability to safely secure hydronic and electrical systems for maintenance.
- Strong knowledge of operation of building auxiliary systems (e.g., fire‑life safety, stand‑by emergency generators).
- Familiarity with general building systems (e.g., vertical lift equipment, overhead doors).
- Valid driver’s license required to drive any vehicles that may be assigned, including driving skills with up to 1‑1/2‑ton truck.
- Strong knowledge of safe work practices and procedures typical for maintenance operations.
- Ability to safely climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks.
- Safe and skillful use of all types of related hand and power tools.
