Qualifications

  • High school diploma or equivalent required; technical training preferred.
  • 3+ years in maintenance for apartment, hospitality, or commercial properties.
  • Experience leading or supervising maintenance staff.
  • Strong preventive maintenance and troubleshooting experience.
  • Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and general building maintenance.
  • Ability to plan work, delegate, and manage expenses and timelines.

Responsibilities

  • Lead, schedule, train, and support maintenance team members; assign work and monitor productivity, quality, and completion.
  • Respond to resident service requests promptly and ensure work orders are completed accurately, professionally, and within established timelines.
  • Inspect apartments and guest rooms, buildings, grounds, common areas, equipment, and building systems to identify maintenance needs and safety concerns.
  • Perform and oversee repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, locks, and other building systems.
  • Coordinate and complete apartment turns and make-ready work to ensure vacant units meet company standards and are ready by scheduled move-in dates.
  • Develop and maintain preventive maintenance programs for building systems, equipment, apartments, and common areas.
  • Monitor the condition and appearance of the property, including grounds, amenities, lighting, signage, trash areas, and other shared spaces.
  • Maintain accurate work-order records, inspection reports, preventive maintenance logs, inventory records, and other required documentation.
  • Monitor tools, parts, supplies, and equipment inventory and place orders within established approval and budget guidelines.
  • Conduct quality-control inspections of completed work, vacant units, vendor projects, and major repairs.
  • Ensure compliance with company policies and applicable building, fire, life-safety, environmental, and workplace safety requirements.
  • Ensure maintenance employees follow safe work practices, including PPE, chemical handling, Safety Data Sheets, and equipment operation.
  • Maintain knowledge of emergency systems, utility shutoffs, key-control procedures, and emergency response protocols.
  • Communicate maintenance concerns, property damage, resident issues, project status, and anticipated expenses to property management.
  • Participate in the rotating on-call schedule and respond to after-hours emergencies, including evenings, weekends, and holidays.
  • Provide professional and courteous service to residents, vendors, coworkers, and visitors.
  • Perform other related duties and special projects as assigned.

Job Summary

The Facilities Supervisor leads the day-to-day maintenance operations of the Siegel Company portfolio of properties in Las Vegas, Nevada. This hands-on position supervises and supports the maintenance team while ensuring apartments, common areas, grounds, building systems, and equipment are maintained safely and efficiently.

The Facilities Supervisor works closely with property management and property maintenance teams to complete resident service requests, prepare vacant apartments for move-in, manage preventive maintenance, control expenses, and provide safe, attractive, and well-maintained communities. The position requires strong technical knowledge, leadership skills, organization, and a commitment to responsive service.

Essential Duties and Responsibilities
  • Lead, schedule, train, and support maintenance team members; assign work and monitor productivity, quality, and completion.
  • Respond to resident service requests promptly and ensure work orders are completed accurately, professionally, and within established timelines.

  • Ability to plan work, set priorities, delegate assignments, and hold team members accountable for quality and timely completion.
  • Experience with apartment turns, resident work orders, vendor coordination, inventory management, and expense control preferred.
  • Basic computer skills and the ability to use electronic work-order, email, and reporting systems.
  • Strong communication, organization, leadership, and customer-service skills.
  • Ability to read and follow operating instructions, safety procedures, product labels, and technical manuals.
  • Valid driver's license, acceptable driving record, reliable transportation, and automobile insurance may be required based on job duties.
  • Ability to travel locally or between properties when needed.
  • Must be authorized to work in the United States.
  • Must satisfy applicable background-screening and drug-testing requirements, where permitted by law.
  • Must provide the basic hand tools designated by the Company.
Physical and Work Requirements

The employee must be able to perform the essential functions of the position, with or without reasonable accommodation. The position regularly requires standing, walking, bending, crouching, kneeling, reaching, climbing stairs and ladders, and lifting, carrying, pushing, or pulling up to 50 pounds.

Work may be performed indoors and outdoors in hot, cold, wet, dusty, dirty, noisy, or confined conditions. The employee may be exposed to chemicals, machinery, electrical systems, and other conditions commonly associated with property maintenance and must use required safety equipment and follow established safety procedures.

The position requires schedule flexibility and participation in an after-hours emergency on-call rotation.
