Job summary

The Building People, LLC, is seeking a full-time Facilities Operations Manager (Lead Area Facilities Operations Specialist) in Grand Prairie, TX. This role supports facility operations, energy mgmt, SRM and related maintenance while supervising staff and coordinating with government customers.

Key responsibilities include managing communications between customer and regional staff, tracking project status, and ensuring compliance with safety and environmental standards.

Qualifications

  • Bachelor's degree and 3+ years of facilities operations experience.
  • Experience leading teams in challenging environments.
  • Familiarity with CMMS systems and Microsoft Office.
  • Ability to obtain government- required clearance and work with customer.

  • Assist with design reviews on major/minor construction, renovation and repair projects.
  • Provide backup coverage as needed and supervise staff as applicable.
  • Plan, coordinate and ensure quality for service contracts and repairs.

Job description

The Building People, LLC, has a position open for a full-time Facilities Operations Manager (Lead Area Facilities Operations Specialist) in Grand Prairie, TX. The Facilities Operations Manager (Lead Area Facilities Operations Specialist) shall assist the customer with comprehensive technical support of ongoing Facility Operations and Maintenance Support, Energy Management, BASOPS, and Sustainment, Revitalization, and Modernization (SRM).

Responsibilities/Duties
  • Central point of communication between customer and regional staff.
  • Support Program Manager & Deputy Program Manager with submission of accurate & timely contractual deliverables.
  • Identify, document, and report all physical building deficiencies, followed by a recommendation for repair.
  • Document, advise and inform customer and tenants on matters pertaining to their site (e.g., improper use of the property, unit housekeeping problems, pending repairs and upcoming construction projects).
  • Assist the Government in tracking project status, performing inspections, providing documentation, and verifying completion of projects or work orders.
  • Assist customer & staff in implementing corrective actions, repair, and maintenance.
  • Assist the customer with design reviews on major/minor construction, renovation, and repair projects.
  • Provide backup coverage as needed.
  • Planning, coordination and quality assurance requirements and specifications for service contract support of facility repairs.
  • Monitor physical and functional condition of building systems.
  • Identify and report deficiencies.
  • Initiation of Work Order requests and criteria/objectives for maintenance and repair, input into CSS.
  • Maintain environmental compliance.
  • Monitoring and inspect life safety, physical security, and fire prevention requirements. Address deficiencies if required.
  • Create & maintain Documentation, Checklists, and Reports.
  • Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem-solving situations; Uses reason even when dealing with emotional topics.
  • Develops strategies to achieve organizational goals; Understands organization's strengths & weaknesses; Identifies threats and opportunities; Adapts strategy to changing conditions.
  • Other duties as assigned

*This position will have supervisory responsibilities.

Required Experience & Skills
  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
  • Demonstrated ability to successfully lead teams through challenging environments.
  • Detailed knowledge of building electrical, mechanical, plumbing, fire protection, interiors, and roofing systems.
  • Experience conducting building inspections/facility condition assessments.
  • Ability to work independently, efficiently, and prioritize effectively in order meet project deliverables and deadlines.
  • Familiarity with standard CMMS systems, estimating tools, and Microsoft Suite.
  • Must always be able to communicate effectively and in a professional manner.

The employee will normally work in a temperature-controlled office environment, with frequent exposure to electronic office equipment.

During visits to areas of operations, may be exposed to extreme cold or hot weather conditions. Is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and loud noise.

Preferred Experience & Skills
  • Prior experience as an Area Facilities Operations Specialist (AFOS) or Facilities Coordinator in the U.S. Army/Army Reserve.
Required Education
  • Bachelor's degree (B. A.) from an accredited college or university and a minimum three (3) years of experience
  • Five (5) plus years of related experience and/or training or equivalent combination of education and experience.
Certificates, Licenses, Registrations, Clearance:
  • Current favorable, or eligible for a National Agency Check with Inquiry (NACI) clearance, in accordance with AR 38067
  • Valid Driver's License
