Job Description Summary

The Facilities Maintenance Technician III (HVAC) is an HVAC authority, responsible for diagnosing, repairing, and optimizing complex commercial and industrial HVAC systems that are critical to facility operations. This role requires technical proficiency across refrigeration, air distribution, controls, and mechanical systems, ensuring maximum reliability, efficiency, and uptime. While supporting other facility maintenance tasks as needed, the Technician's primary focus is HVAC troubleshooting, system restoration, and performance optimization across a diverse portfolio of equipment. This position is essential to maintaining safe, compliant, and mission-critical environments for operations.

Job Description
EXPERIENCE, EDUCATION & JOB REQUIREMENTS
  • High school diploma or GED equivalent required; associate’s degree or vocational/technical school

diploma preferred

  • Technical, vocational, or on-the-job training in one or more of the following areas: HVAC, Electrical, Plumbing, Controls, Air Compressors
  • Minimum of five to ten years of hands‑on commercial or industrial HVAC experience, including advanced troubleshooting of complex systems, controls, and refrigeration circuits.
  • Demonstrated experience diagnosing root‑cause failures in RTUs, split systems, VAV systems, heat pumps, hydronic systems, and building automation controls.
  • Experience performing major component replacements (compressors, motors, coils, heat exchangers, control boards, VFDs).
  • Proficiency in Microsoft Office applications, including Outlook, Excel, and Word
  • Technical proficiency with work order management systems (CMMS)
  • Current EPA 608 certification. (State HVAC contractor license is preferred but not required)
  • Current valid driver’s license with a clean driving record
  • Must pass a criminal background check and drug screening

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Primary Role
  • Perform advanced HVAC inspections, diagnostics, repairs, and system optimization on commercial and industrial equipment.
  • Troubleshoot complex issues involving refrigeration circuits, electrical components, control systems, airflow imbalances, and mechanical failures.
  • Execute major repairs and component replacements, including compressors, motors, coils, heat exchangers, and control modules.
  • Utilize building automation systems (BAS) to diagnose faults, adjust parameters, and improve system performance.
  • Conduct preventive maintenance that ensures long‑term reliability, efficiency, and compliance with SLB operational standards.
  • Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system (CMMS)
  • Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
  • Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
  • Respond immediately to emergency situations and customer service requests as assigned
  • Ability to use technology such as smart phones, tablets, computers, web‑based applications, building automation systems, etc.
  • Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
  • Complete all required safety training as scheduled weekly/monthly/annually
Secondary Role
  • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance
  • Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment
  • Comply with company dress code while working and maintain a neat and clean appearance while on the property at times

This role operates in a professional office environment as well as industrial oil field type environments both indoors and outside during hot and cold climates. This role routinely uses maintenance tools and personnel lifts and standard office equipment such as computers, phones, and printers to accomplish tasks. Extend hands and arms in multiple directions to perform tasks, Lift, carry, push, or pull objects weighing up to fifty pounds. May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to
