Job summary

Dayrise Residential seeks a Facilities Maintenance Manager to support multiple communities within an assigned market, traveling regularly between properties to troubleshoot, mentor onsite teams, and uphold maintenance standards. You will ensure safety, compliance, and operational excellence across the portfolio.

The ideal candidate has 1–3 years of multifamily property management experience, with HVAC, electrical, and plumbing skills, EPA and CPO certifications, and a valid driver’s license.

Responsibilities

• Assist communities with service request backlogs.
• Perform advanced HVAC diagnostics and repairs.
• Assist with make-readies and unit turns.
• Provide interim operational and maintenance support to ensure uninterrupted property operations during vacations, approved leaves of absence, staffing shortages, and other business continuity needs.
• Train and mentor maintenance supervisors and technicians.
• Conduct field coaching sessions with onsite maintenance team members to provide hands-on coaching, reinforce company standards and support technical skill development.
• Respond to maintenance emergencies.
• Diagnose and resolve complex plumbing, electrical, appliance, and other maintenance-related issues.
• Assist with property inspections and due diligence.
• Support properties in preparing for REAC/NSpire municipal inspections to ensure compliance with applicable standards and requirements.
• Partner with Regional Managers to resolve maintenance challenges and support operational excellence across the portfolio.

Facilities Maintenance Manager

As a Facilities Maintenance Manager, you will help properties succeed operationally by working in the field every day, solving problems, and supporting onsite teams. This role provides hands-on maintenance expertise, technical leadership, and operational support across multiple communities within an assigned market, with regular travel between properties. You will troubleshoot complex maintenance issues, mentor onsite maintenance professionals, promote consistency in maintenance standards, and help ensure properties remain safe, compliant, and operating at their highest potential.

Travel Required

This role supports communities across Austin, San Antonio, and Houston, with regular travel required between properties. Additional travel to other states may be required based on business needs.

What You'll Need to Succeed:

• A clear understanding of business concepts, processes and the principles of strategic thinking
• Comprehensive knowledge and understanding of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations
• Must be able to access all apartment homes and parts of the community to inspect all areas of the community, etc.
• Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met
• Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary)
• Ability to speak, listen, read and write English with sufficient proficiency to maintain a safe environment, which is a business necessity, as further detailed above
• Must provide own tools where applicable
• 1-3 years of experience in multifamily property management
• High School Diploma or GED required
• Valid driver’s license required
• EPA certification required
• CPO certification required
