Qualifications

  • Manage ticket queues and assign tasks by priority.
  • Oversee facilities projects to improve building reliability and functionality.
  • Triage tickets and respond quickly to restorations of lab functionality.
  • Maintain master equipment records and ensure Good Documentation Practice.
  • Support cross-functional projects with Equipment, Quality, Lab Personnel and IT.
  • Coordinate access for external vendors and ensure safety standards.
  • Communicate status of systems to cross-functional teams.
  • Conduct regular lab and building inspections and identify deficiencies.
  • Oversee after-hours scheduling for on-call needs.
  • Perform minor HVAC, water, fire suppression, and lab equipment troubleshooting.

Summary

The Facilities Lead provides technical services in support of, but not limited to building interior and exterior and laboratory spaces, ensuring that all building systems within the company are properly maintained, functioning correctly, and ready for use to support daily activities.

Job Responsibilities
  • Manage Ticket queues and facilitate assigning tasks based on priority as needed.
  • Oversee Facilities projects to improve building reliability and functionality.
  • Triage and respond to tickets and projects- can quickly identify and solve the problems allowing for a quick resolution and restoration of laboratory to normal functionality.
  • Ensure master equipment records are maintained and all Facilities documentation follows Good Documentation Practice.
  • Support cross-functional projects with Equipment, Quality, Lab Personnel and IT.
  • Provide access and supervision to external vendors during service or maintenance visits to ensure safety protocols are followed and work is completed according to standards.
  • Communicate with vendors for critical building systems for repair and maintenance scheduling.
  • Coordinates repairs and maintenance of building systems and interacts with service representatives, as needed.
  • Conduct regular lab and building inspections to ensure equipment is functioning properly and identify any deficiencies, and ensuring spaces are maintained.
  • Communicate cross functional to ensure all teams/departments/stakeholders are appropriately informed regarding affected systems status.
  • Ensure that all documents and procedures are followed by the team.
  • Oversee after hours scheduling for On-Call and make adjustments as needed.
  • Perform minor troubleshooting and repair on HVAC, water, fire suppression, and common areas.
  • Perform minor troubleshooting on laboratory equipment.
  • Move and install equipment including refrigeration, building support and laboratory instruments.
  • Monitor lab environmental monitoring systems, proactively troubleshooting and resolving issues to maintain optimal conditions, elevating issues as needed.
  • Maintain physical and electronic logs for fire extinguisher, emergency lights, refrigeration, uninterruptible power supply, locker assignment and generator systems.
Education, Experience, And Skills
  • High school diploma or General Education Degree (GED) required.
  • Technical trade school training, Associate degree, or equivalent education in HVAC, Mechanical Systems, Building Engineering, Facilities Maintenance, or a related field preferred. Equivalent combination of education, training, and relevant work experience will be considered.
  • 3 - 5 years of experience in industrial, laboratory, pharmaceutical, biotechnology, manufacturing, or commercial facilities maintenance required.
  • 3 - 5 years of hands-on HVAC experience supporting commercial and industrial building systems preferred.
  • Experience working with Building Management Systems (BMS).
Certificates, Licenses, Registrations
  • Maryland HVACR Journeyman License (Preferred).
  • HVACR Technician License (Preferred).
  • Stationary Engineer License (Preferred).
Work Environment

This position is based in our laboratory facility in Gaithersburg, Maryland. Work is performed in a laboratory setting that may involve exposure to biological materials, chemicals, and specialized equipment. The environment requires adherence to safety protocols, use of personal protective equipment (PPE), and compliance with regulatory standards. Noise levels vary from moderate to loud depending on equipment operation. Your standard work schedule and hours will be established in collaboration with your leader and may be adjusted to align with evolving business needs.

Physical Demands
  • Combination of standing, walking, and sitting throughout the workday
  • Fine motor skills and manual dexterity for handling samples, pipettes, and laboratory instruments
  • Visual acuity for analyzing samples, reading measurements, and operating precision equipment
  • Occasionally lifting and carrying up to 25-50 pounds (equipment, sample containers, supply boxes)
  • Reaching, bending, and stooping to access equipment and storage areas
  • Repetitive hand and wrist movements for sample preparation and testing
  • Ability to wear required PPE including lab coats, gloves, safety glasses, and masks
