Job summary

IMT Residential is seeking an Experienced Assistant Service Manager (Experienced Assistant Maintenance Manager) for IMT Woodland Meadows in Spring, Texas. You will be the right hand to the Service Manager, overseeing maintenance operations across a 248-unit community.

The role requires hands-on maintenance skills, leadership, and strong customer service. EPA Type II/Universal certification is needed; CPO is a plus. On-call availability and a valid driver license are required as part of the role.

Qualifications

• Residential property management maintenance experience.
• EPA Type II or Universal certification is required; CPO is a plus.
• Willingness to learn and use technologies such as Outlook, Ops Technology and SuiteSpot.
• Active and valid driver license is required.
• On-call availability (rotating with Technicians) to address emergencies.
• Leadership abilities and strong customer service and communication skills.

Responsibilities

• Diagnose and solve maintenance issues across apartments, exteriors, and common areas (plumbing, electrical, carpentry, HVAC, appliances, pools).
• Prepare apartments for new residents in a timely manner per IMT standards.
• Lead, train and mentor the maintenance team with the Service Manager.
• Ensure work quality meets IMT standards across staff and vendors.
• Perform daily maintenance of property grounds to maintain curb appeal.

Position Details

As the Experienced Assistant Service Manager (Experienced Assistant Maintenance Manager), you will be the Service Manager's right hand in maintaining the property.

• Diagnose and solve maintenance issues in the apartment homes, exterior and common areas ranging from plumbing, electrical, general carpentry, HVAC, appliances and pools
• Utilize assigned tool set provided by IMT
• Prepare apartments for new residents in a timely manner following IMT standards
• With the Service Manager, lead, train and mentor the team
• With the Service Manager, ensure the quality of work performed by the team and vendors meets IMT standards
• Perform daily maintenance of property grounds for excellent curb appeal. Additional projects and/or duties as assigned by the Service Manager or Community Manager

• Residential property management maintenance experience. Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
• A positive attitude, and the desire to learn and develop your skills
• Leadership abilities
• Customer service and verbal communication skills
• EPA Type II or Universal certification is required; CPO is a plus
