Job Summary

The Estimator is responsible for leading the preconstruction budgeting process from conceptual design through final construction pricing. This role ensures homeowners and the design team have accurate, reliable cost information to make informed decisions, identify risks early, and move projects into construction with confidence.

Success in this role is measured by the accuracy of budgets, the completeness of project scope, the quality of subcontractor pricing, and the seamless transfer of information to the production team. The Estimator serves as a critical bridge between design and construction, helping ensure projects are financially viable, competitively priced, and fully prepared for successful execution.

Core Responsibilities
  • Preconstruction Budgeting & Cost Modeling

Develop accurate conceptual, schematic, and final construction budgets that align with the evolving design and project goals.

Design Gap Identification & Risk Mitigation

Review plans, specifications, and project requirements to identify missing information, constructability concerns, and potential cost risks before construction begins.

What Success Looks Like
  • Scope gaps are identified and resolved prior to contract execution.
  • Potential budget overruns, scheduling conflicts, and field issues are proactively addressed.
  • Design and production teams receive timely feedback that improves project readiness.
  • Fewer unforeseen conditions and change orders occur during construction.
  • Projects enter production with a clear understanding of risks and mitigation strategies.
Trade Scoping & Bid Leveling

Develop comprehensive scopes of work, solicit competitive subcontractor proposals, and perform bid analysis to ensure complete and accurate pricing.

What Success Looks Like
  • Subcontractor bids are complete, competitive, and aligned with project requirements.
  • Scope coverage is comprehensive with minimal overlap or exclusions.
  • Bid comparisons are organized and clearly communicated.
  • Strong relationships are maintained with qualified trade partners.
  • Project teams receive reliable pricing that supports profitable project delivery.
Historical Cost Data, Pricing Accuracy & Competitiveness

Maintain and continuously improve the company's cost database, labor assumptions, production rates, and estimating standards.

  • Cost databases remain current and reflect market conditions.
  • Estimating accuracy improves over time through historical analysis.
  • Pricing remains competitive while supporting company profitability goals.
  • Lessons learned from completed projects are incorporated into future estimates.
  • Leadership can confidently rely on estimating data for strategic planning and forecasting.
Preconstruction Handoff Quality

Ensure complete and accurate transfer of project information from preconstruction to the production team.

What Success Looks Like
  • Project managers and field teams receive complete scopes, budgets, assumptions, and trade partner information.
  • Minimal clarification is required after project turnover.
  • Production teams report high confidence in handoff quality.
  • Project startup is efficient and organized.
  • Information loss between design, estimating, and construction is minimized.
Additional Responsibilities
Estimate Development & Presentation
  • Prepare conceptual, preliminary, and final estimates.
  • Present pricing options and value-engineering recommendations to clients and internal teams.
  • Develop detailed quantity takeoffs and cost analyses.
  • Ensure estimates reflect project buildability and construction realities.
Design & Preconstruction Collaboration
  • Collaborate closely with designers, architects, engineers, and homeowners.
  • Participate in design reviews and provide ongoing budget guidance.
  • Conduct site visits and field investigations as needed.
  • Support design decisions with cost and constructability feedback.
Technical Review & Constructability Analysis
  • Review architectural, structural, and engineering plans.
  • Generate Requests for Information (RFIs) and clarification questions.
  • Utilize Bluebeam and other estimating tools for quantity takeoffs and plan review.
  • Identify potential construction challenges before projects enter production.
Quality Assurance
  • Ensure estimates comply with company standards and procedures.
  • Maintain accurate documentation and project records.
  • Verify all pricing assumptions and scope inclusions.
  • Support continuous improvement initiatives across the preconstruction process.
Leadership & Professional Development
  • Stay current with construction methods, materials, pricing trends, and building codes.
  • Mentor junior estimators and preconstruction staff.
  • Contribute to the development of estimating standards and best practices.
  • Participate in professional development opportunities and industry education.
Qualifications
Education
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
Experience
  • Minimum 5 years of residential construction estimating experience.
  • High-end residential remodeling and custom home experience strongly preferred.
  • Demonstrated success in preconstruction planning and budget development.
Skills
  • Strong understanding of residential construction methods and sequencing.
  • Excellent budgeting, cost analysis, and quantity takeoff capabilities.
  • Ability to identify constructability concerns and project risks.
  • Strong communication and presentation skills.
  • Highly organized with exceptional attention to detail.
  • Proficiency with Bluebeam, Microsoft Office, Buildertrend, and estimating software.
  • Knowledge of California residential building codes and permitting requirements.
Physical Requirements
  • Ability to sit for extended periods while preparing estimates and reviewing plans.
  • Ability to lift up to 20 pounds.
  • Ability to walk active job sites safely.
  • Ability to access attics, crawl spaces, and other existing conditions when evaluating project feasibility.
  • Ability to climb stairs and navigate uneven construction environments.
