Job summary

Lighthouse Credit Union in Dover, NH is seeking an Equity Loan Processor to manage end-to-end home equity loan and HELOC processing, from application through closing. You will ensure compliance, coordinate with borrowers and vendors, and oversee lien perfection and funding readiness.

The role requires review of disclosures, appraisals, title reports, and regulatory requirements, with emphasis on accuracy and exceptional member service. Hybrid work arrangement in Dover supports flexibility.

Qualifications

  • High school diploma or GED required; emphasis on business administration.
  • 2–5 years of similar or related experience preferred.
  • Proficiency in mortgage processing software and MS Office preferred.

Responsibilities

  • Process home equity loan and HELOC applications from approval through closing.
  • Review loan applications, disclosures, collateral, and system data for accuracy, completeness, and compliance.
  • Prepare and disclose all required fees, including Loan Estimates in TRID timelines.
  • Coordinate closings with borrowers, title companies, attorneys, appraisers and other third parties.
  • Investigate and resolve processing exceptions, documentation deficiencies, and collateral-related issues.
  • Maintain knowledge of federal and state lending regulations to ensure accurate processing.

POSITION SUMMARY

Under the direction of the Director, Residential Lending Operations, the Equity Loan Processor is responsible for the end-to-end processing, regulatory compliance, collateral review, closing coordination, and post-closing lien perfection of home equity lending transactions. This role exercises independent judgment in reviewing loan documentation, evaluating collateral-related reports, resolving processing exceptions, ensuring compliance with applicable federal and state lending regulations, and serving as the primary liaison among borrowers, vendors, settlement agents, and internal stakeholders to facilitate timely, accurate, and compliant loan closings. The Equity Loan Processor plays a vital role in delivering seamless and efficient loan experience for members.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
  • * Manages and processes home equity loan and HELOC applications from approval through closing, ensuring timely progression through the processing pipeline while meeting service, quality, and member experience standards.
  • * Performs detailed reviews of loan applications, disclosures, supporting documentation, collateral information, and system data to verify accuracy, completeness, and compliance with Credit Union policies and regulatory requirements.
  • * Prepares and accurately discloses all required fees associated with the transaction, including the generation and delivery of Loan Estimates in accordance with TRID regulations and prescribed regulatory timelines.
  • * Collects applicable fees and coordinates the ordering, tracking, review, and receipt of third-party services, including appraisals, title examinations, flood certifications, tax verifications, and other collateral-related reports.
  • * Orders, tracks, and evaluates appraisal reports to ensure property valuations meet lending requirements and regulatory standards; identify discrepancies, valuation concerns, or missing information and coordinate resolution with vendors and underwriters as needed.
  • * Ensures appraisal reports and associated valuation disclosures are delivered to borrowers within required regulatory timeframes.
  • * Reviews title reports to verify ownership, confirm lien position, identify title defects, judgments, encumbrances, easements, or other matters impacting the Credit Union's collateral interest, and facilitate resolution of outstanding issues.
  • * Serves as the primary point of contact for borrowers throughout the loan process, providing exceptional member service, communicating loan status updates, obtaining required documentation, resolving processing issues and guiding members through closing requirements.
  • * Coordinate and facilitate loan closings by working with borrowers, lending officers, branch staff, title companies, attorneys, appraisers, and other third parties; schedule closings, prepare and review closing packages, and ensure all underwriting conditions, stipulations, and approval requirements are satisfied prior to funding.
  • * Investigates and resolves processing exceptions, documentation deficiencies, title issues, appraisal discrepancies, collateral concerns, and other loan-related matters that may impact regulatory compliance, approval conditions, closing timelines, or funding requirements.
  • * Prepares and delivers Closing Disclosures in accordance with TRID requirements, process and distribute closing documents, and book funded loans to the Credit Union's core system, ensuring accurate loan, collateral, payment, and regulatory data.
  • * Maintains working knowledge of applicable federal and state lending regulations, Credit Union policies, and compliance requirements to ensure accurate and compliant loan processing.
  • * Meets established productivity, quality, accuracy, and member service standards while safeguarding confidential member information and adhering to all Credit Union policies, procedures, and professional conduct expectations.
  • * Coordinates and tracks the recording of mortgage deeds and security instruments through county registries to ensure the proper perfection of the Credit Union's security interest. Monitors recording status, follow up with title company partners on third-party recorded documents, and proactively resolve issues that may delay lien perfection or impact collateral security.
  • * Follows and adheres to the Credit Union's policy regarding attendance and punctuality.
JOB SPECIFICATIONS
  • * Understanding of home equity lending products, loan application processing, collateral review, closing requirements, and loan funding processes.
  • * Knowledge of applicable federal and state lending regulations, including TRID disclosure requirements and other compliance requirements governing home equity lending transactions.
  • * Ability to review and interpret loan documentation, title reports, appraisal reports, and other collateral-related information for accuracy, completeness, and compliance.
  • * Demonstrated ability to identify, investigate, and resolve processing exceptions, documentation deficiencies, and collateral related issues.
  • * Strong organizational and time management abilities, with the ability to manage multiple loans, priorities, and regulatory deadlines simultaneously.
  • * Excellent verbal and written communication skills, including the ability to effectively interact with borrowers, attorneys, title companies, appraisers, vendors, and internal stakeholders.
  • * Ability to exercise sound judgment, maintain confidentiality, and handle sensitive member information with a high degree of professionalism, trust, diplomacy, courtesy, and tact.
  • * Must meet and comply with all requirements set forth in the SAFE Act, including successful completion of required background checks and obtaining and maintaining an NMLS Unique Identifier.
EDUCATION, TRAINING & EXPERIENCE
  • * A high school education or GED with emphasis on business administration.
  • * Two years to five years of similar or related experience preferred.
  • * Proficiency in mortgage processing software and Microsoft Office Suite preferred, but not required.
WORK ARRANGEMENT

The working arrangement for this position is hybrid. Hybrid work is an opportunity to find the right balance between working in the office and remotely, especially if it supports individual success and the needs of our organization. Hybrid schedules are determined by the hiring manager based on business unit needs and may vary by department. We are looking for someone to work in a cadence of one week in the office in Dover, NH, three weeks remote.
