Job summary

CBRE Engineering Ops Manager sits onsite at a large Sunnyvale campus, leading facilities operations across mechanical, electrical, plumbing, HVAC and life-safety systems. You’ll partner with maintenance and engineering to ensure reliability, efficiency, and uptime, while driving continuous improvement across a multi-building campus.

You will oversee budgets, reporting, and risk management, and collaborate with sustainability teams to advance energy efficiency and portfolio performance.

Qualifications

  • Experience with building systems (mechanical, electrical, plumbing, HVAC, life safety).
  • Experience forecasting operating budgets for large facilities.
  • Ability to prepare/analyze engineering reports and KPI dashboards.
  • Experience managing multiple sites and stakeholders.
  • Experience with unionized engineering/maintenance environments preferred.
  • Membership in industry orgs (ASHRAE/IFMA/BOMA/AFE) preferred.

  • Prepare and maintain reports, KPI dashboards, and compliance reporting.
  • Monitor KPI performance and drive operational excellence and efficiency.

About the Role:

Step into a high-impact leadership role where you'lldrive operational excellence across one of our client's most complex anddynamic workplace environments. As a CBRE Engineering Ops Manager, you will beembedded onsite at the client's headquarters in Sunnyvale, CA, supporting a 1.5million-square-foot, multi-building campus featuring office space and criticalbusiness operations.

In this role, you’llpartner with maintenance and engineeringto ensure the reliability, efficiency, and performance of critical building systems and infrastructure. You will serve as a key partner to clientleadership and operational stakeholders, helping to lead day-to-day facilityoperations, optimize maintenance programs, and drive continuous improvementinitiatives across this highly sophisticated campus environment.

This position is part of the Engineering & TechnicalServices job function, responsible for maintaining building infrastructure and providing technical support that drives system uptime, occupant comfort, andoperational excellence across the client’s real estate portfolio.

What You’ll Do:
  • Partner with the Engineering team to support campusbuilding systems operations, including mechanical, electrical, plumbing, HVAC,and life safety systems, helping to ensure reliability, compliance, anduninterrupted service delivery.
  • Prepare and maintain engineering and operational reports,including work order analytics, KPI dashboards, compliance reporting, andstrategic trend analysis to support data-driven decision-making and continuousimprovement.
  • Monitor KPI performance and deliverables, ensuring timelyand accurate reporting while leveraging CBRE and client data platforms to driveoperational excellence and achieve performance objectives.
  • Partner with sustainability teams to support environmentalinitiatives, operational efficiency projects, energy reduction programs, andother sustainability-focused objectives across the portfolio.
  • Develop specifications, solicit bids, negotiate terms, andsupport vendor contract development.
  • Monitor, evaluate, and ensure vendor performance, verifyingadherence to scope, SLAs, safety requirements, and client standards.
  • Identify, troubleshoot, and resolve operational issuesrelated to building systems, escalating when needed and ensuring timelyresolution.
  • Maintain and enforce engineering and maintenance standards,integrating client-specific requirements into the operating program.
  • Manage facility controls and asset management systems,ensuring accurate data, proper operation, and maintenance documentation.
  • Develop, manage, and support annual operating budgets,including forecasting, expense tracking, financial reporting, and costmanagement initiatives across the portfolio.
  • Provide 24/7 response to severe weather and other eventsimpacting operations across the regional portfolio, including initial response,client communication, vendor coordination, and follow-up; delegate tasks whenappropriate.
  • Drive continuous improvement initiatives, including systemoptimization, preventive maintenance enhancements, reliability programs, andoperational best practices.
  • Support site assessments, peer reviews, audits, andcompliance evaluations, documenting findings, tracking corrective actions, andensuring adherence to applicable regulatory and client requirements.
  • Partner closely with clients to support reconfigurations,operational changes, and evolving space requirements across multiple officelocations.
  • Collaborate cross-functionally with other CBRE teams(Workplace, Facilities, Project Management, Sustainability, Energy & Resources,etc.) to ensure seamless operational delivery.
  • Apply technical expertise in engineering systems toevaluate issues beyond standard procedures and recommend effective solutions.
  • Model CBRE RISE values (Respect, Integrity, Service,Excellence) in all interactions, driving positive relationships with clients,vendors, and internal partners.
What You’ll Need:
  • Bachelor's degree in Engineering, Facilities Management,Construction Management, or a related field preferred. A combination ofeducation and relevant experience may be considered in lieu of a degree.
  • 5+ years of experience in engineering operations,facilities management, or building systems within a commercial, corporatecampus, or critical environment.
  • Strong working knowledge of building systems, includingmechanical, electrical, plumbing (MEP), HVAC, and life safety systems.
  • Experience developing, managing, and forecasting operatingand maintenance budgets for large facilities, campuses, or portfolios.
  • Experience preparing and analyzing engineering reports,work order metrics, KPI dashboards, compliance reports, and operational trendsto support data-driven decision-making.
  • Demonstrated ability to effectively manage and supportmultiple sites and stakeholders in a geographically distributed portfolio.
  • Experience managing unionized engineering and maintenanceteams; familiarity with Local 39 labor agreements and union workforceenvironments is preferred.
  • Membership in a relevant industry organization (e.g.,ASHRAE, IFMA, BOMA, AFE) is preferred.
  • Strong ability to communicate sensitive or complexinformation, establish clear performance expectations, and resolve operationaland personnel-related issues effectively.
  • Proven leadership skills with the ability to motivateteams, influence stakeholders, and drive operational excellence across multiplefunctions and locations.
  • Excellent client relationship management and customerservice skills.
  • Advanced proficiency in Microsoft Office applications,including Excel, Word, Outlook, and PowerPoint.
  • Strong organizational, analytical, and problem-solvingskills, with a proactive mindset and commitment to continuous improvement.

California Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Engineering Operations Manager position is $145,000 annually and the maximum salary for the Engineering Operations Manager position is $155,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
