Job summary

JBG SMITH is seeking a Mechanical/Electrical/Plumbing Engineer (union) to operate, maintain, and repair building systems across properties in Washington, DC. You will conduct tours, adjust HVAC controls, and monitor automation to ensure safe, efficient operation and tenant comfort.

The role requires a Class Three Steam Boiler Engineer license (DC) or equivalent, EPA CFC universal certification, and 4+ years in stationary engineering or related fields.

Qualifications

  • 4+ years of experience in stationary engineering, HVAC, plumbing, electrical, fire protection, and building/facilities maintenance.
  • DC Class Three Steam Boiler Engineer license (or equivalent) per DC licensing authority requirements.
  • CFC Universal Technician certification from a US EPA-approved program.
  • Ability to troubleshoot, diagnose, and repair mechanical, electrical, and plumbing systems and controls.
  • Strong time-management and organizational skills; ability to work independently and in a team.
  • Clear verbal and written English communication; ability to perform intermediate arithmetic.
  • Willingness to work overtime, weekends, or holidays as needed.
  • Ability to adapt to changing priorities and handle pressure effectively.

POSITION SUMMARY

The engineer is responsible for the safe and efficient operation, maintenance, and repair of mechanical, electrical, plumbing systems, and all associated equipment for one or more properties. #JBGTech

WHAT YOU'LL DO
  • Supervise the work of subordinate employees.
  • Operate, maintain, and repair all electrical, mechanical, plumbing, life safety systems, and other related equipment in assigned properties.
  • Conduct daily mechanical tours according to company standards and the schedule set by the supervisor to ensure the continuous, efficient, and safe operation of equipment and building systems.
  • Adjust HVAC systems controls to manage temperature and air circulation to provide tenant comfort and meet lease requirements.
  • Operate and monitor automation systems, logs, system measures, and alarms to identify and resolve problems and anomalies outside of normal operating parameters; adjust systems as appropriate; and record and report all faults, deficiencies, and other unusual occurrences.
  • Perform preventive and reactive equipment maintenance as required by company standards and manufacturers' specifications and documents actions/measures with the service request system.
  • Quickly respond to and resolve tenant and property management service requests and document actions with the service request system.
  • Performs general building maintenance and repairs and paints equipment, mechanical, and related spaces.
  • Respond to alarms and incidents of any nature, provide assistance, and identify recurring issues for follow up and correction.
  • Ensure that required documentation, operating logs, and maintenance forms are completed accurately and clearly and are maintained in Company Compliance Books, paper files, and electronic data/filing systems.
  • Comply with and enforce policies from the Employee Manual, Operations Manual, safety guidelines, and accepted company practices.
  • Perform other duties, complete special projects, and carryout tasks assigned by managers and supervisors in an efficient and timely manner.
  • Carry and utilize company issued communication devices for emergency response and daily communication.
WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)
  • High school diploma or General Equivalency Diploma (GED) and 4+ years of experience in stationary engineering, HVAC, plumbing, electrical, fire protection, and other mechanical systems and/or general building/facilities maintenance.
  • Possess and maintain a current license as a Class Three Steam Boiler Engineer (at minimum) from the District of Columbia Department of Consumer and Regulatory Affairs Occupational and Professional Licensing Administration, or equivalent licensing acceptable to the Company.
  • Certification as a CFC Universal Technician from an US EPA-approved program.
  • Ability to troubleshoot, diagnose, and repair mechanical, electrical and plumbing systems, controls, and components using appropriate tools.
  • Ability to efficiently manage time and supplies.
  • Ability to work independently and on a team environment.
  • Ability to proactively contribute ideas to improve operations.
  • Excellent verbal and written English communication skills to effectively articulate instructions and directions to others and perform intermediate arithmetic calculations.
  • Ability to work effectively under pressure, manage concurrent tasks with multiple deadlines, flexible, versatile, and quickly adapt to rapidly changing priorities.
  • Self-directed with the initiative to learn and understand.
  • Availability for contact after normal working hours and be able to respond to urgent building issues.
  • Ability to work occasional overtime, weekends, and holidays on a scheduled, short-notice, or emergency basis.
  • Punctual, dependable with excellent attendance, and schedule flexibility to respond to callbacks.
Preferred qualifications
  • Experience processing service requests and/or preventive maintenance requests with a computerized maintenance management system.
  • Familiarity with the operation of building automation systems.
  • Ability to read construction documents, blueprints, pneumatic mechanical and/or electric control drawings.
  • General knowledge of safe work practices & OSHA regulations, OSHA 30 training.
  • Specific licensure in another building-related trade is desired.

The employee is occasionally exposed to work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, and extremes of outdoor weather conditions and temperatures. The noise level in the work environment is usually loud and occasionally requires the use of hearing protection equipment.

The compensation for this position is $52.46/hourly.
