Job summary

The Wooten Company, LLC is seeking a detail-oriented Drywall Technician to join our property management maintenance team. This role handles repair, restoration, and finishing of interior walls and ceilings across residential properties, focusing on patching, sanding, texturing, and painting to meet high quality standards.

You will complete unit turns on a tight schedule, manage work orders in our maintenance software, and collaborate with other technicians to ensure clean, safe, and paint-ready

Qualifications

• Proven experience with drywall hanging, finishing, and texturing.
• Experience with interior painting including cutting-in, rollers, and trim work.
• Meticulous finishing to ensure professional appearance in all units.
• Ability to manage multiple work orders and unit turnovers simultaneously.
• Familiarity with basic property management maintenance software for tracking tasks.

Responsibilities

• Drywall Repair & Finishing: patch holes, repair large sections, tape, mud, sand to paint-ready finish.
• Texture Matching: replicate existing textures (orange peel, knockdown, smooth).
• Painting & Surface Prep: prime, caulk, minor repairs; paint walls, ceilings, trim.
• Unit Turn Readiness: complete repairs and painting within tight timelines to reduce vacancy days.
• Work Order Management: document, complete on time, and sign off tasks in software.
• Quality Assurance: maintain clean workspace; ensure no debris left for residents.
• Collaboration: assist other maintenance tasks as needed.

We are seeking a detail-oriented Drywall Technician to join our property management maintenance team. This role is responsible for the repair, restoration, and finishing of interior walls and ceilings across our residential properties. The ideal candidate will have extensive experience with patching, sanding, texturing, and painting, ensuring that all unit turns and service requests meet our high quality standards.

Key Responsibilities

• Drywall Repair & Finishing: Execute high-quality drywall repairs, including patching small holes, repairing large sections of damaged drywall, taping, mudding, and sanding to a smooth, paint-ready finish.
• Texture Matching: Skillfully match existing wall textures (e.g., orange peel, knockdown, smooth) to ensure seamless repairs.
• Painting & Surface Prep: Prepare surfaces for painting (priming, caulking, minor repairs) and apply paint to walls, ceilings, and trim as part of unit turns or service requests.
• Unit Turn Readiness: Assist in the unit turn process by completing all necessary wall repairs and painting within a tight timeline to minimize vacancy days.
• Work Order Management: Efficiently manage assigned work orders through property management software, ensuring all tasks are documented, completed on time, and signed off appropriately.
• Quality Assurance: Maintain a clean workspace during and after repairs, ensuring zero debris or dust is left behind for the residents.
• Collaboration: Partner with other maintenance technicians to support broader property projects, including occasional assistance with other general maintenance tasks as needed.

Requirements & Qualifications

• Technical Proficiency: Proven experience in drywall hanging, finishing, and texturing. Ability to perform high-quality repairs that are indistinguishable from original work.
• Painting Expertise: Experience with interior painting, including cut-in techniques, roller applications, and trim work.
• Attention to Detail: Meticulous approach to finishing work to ensure a professional appearance in all units.
• Tools & Equipment: Proficiency with standard drywall tools (knives, sanders, levels) and painting equipment (brushes, rollers, sprayers).
• Resident Interaction: Professional demeanor and ability to communicate effectively when working in occupied units.
• Time Management: Ability to manage multiple work orders and unit turnovers simultaneously to meet deadlines.
• Software Skills: Basic familiarity with property management maintenance software for tracking and closing out tasks.
