Job summary

Avenue5 is seeking a District Manager for our Raleigh, NC portfolio. You will be responsible for the overall operations of several properties, ensuring resident satisfaction, lease administration, and strong property performance in alignment with corporate standards.

Lead recruiting and mentoring of associates, create strategic marketing plans with the AVE5 team, and manage annual budgets while reviewing P&L statements and reports for property owners and leadership.

Qualifications

  • Five to ten years of property management experience.
  • Three to five years of direct management experience.
  • Experience with Yardi or another property management system.
  • Real estate license as required by state/local law.
  • Understanding HUD and/or loan assistance process preferred.
  • Knowledge of P&L statements, GLs, budgeting.
  • Three to five years of ownership-level responsibilities of resident rental lifecycle activities.

Responsibilities

  • Oversee operations of multiple properties including resident satisfaction and retention, lease administration, rental collection, and property P&L.
  • Ensure high level of client and resident satisfaction.
  • Lead recruitment, mentoring, and performance management of associates.
  • Create strategic marketing plans with the Avenue5 team to attract and retain residents.
  • Assist in establishing and administering annual property budgets and review of P&L statements.
  • Prepare reports for property owners and Avenue5 leadership.
  • Ensure compliance with Property Management Agreement guidelines and standards.
  • Inspect properties regularly to maintain curb appeal and operations.
  • Respond to escalated resident issues and liaise with residents and corporate office.
  • Oversee site risk management, safety records, and loss claims.

Summary of Responsibilities

The district manager is responsible for the overall operations of several properties, ensuring the efficient operations, overseeing supplier contracts and maintenance, lease administration, monthly reporting and ensuring a positive experience for the residents, associates and property owners in conjunction with the property leadership team.

Primary Responsibilities and Objectives
  • Oversee the operations of several properties including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rental collection and delinquency management), property P&L, and property marketing in accordance with company standards.
  • Ensure a high level of client customer satisfaction.
  • Manage the full associate life cycle including recruiting, mentoring, and performance management.
  • Create strategic marketing plans to attract and retain residents in conjunction with the Avenue5 marketing team.
  • Help establish, communicate and administer the properties’ annual budget,
  • Review and understand each property’s P&L statements and general ledger.
  • Compose necessary reports for the property owners and Avenue5 leadership.
  • Understand the operational guidelines for each property established within the Property Management Agreement.
  • Regularly inspect the properties within the assigned portfolio to ensure the highest level of curb appeal, office and maintenance operations, and competive market positioning.
  • Respond to escalated resident complaints and issues and serve as liaison to residents and the corporate office.
  • Oversee all sites’ natural disaster and emergency evacuation plans.
  • Manage, promote, and maintain all site level risk management initiatives, associate safety records, and property loss claims.
  • Other responsibilities as assigned by management.
Education and Experience
  • High School diploma or equivalent is required. Bachelor’s degree is preferred.
  • Five to ten years of property management experience is required.
  • Three to five years of direct management experience is required.
  • Prior experience in Yardi or another equivalent property management system is required.
  • Real estate license as required by state or local law.
  • Understanding of HUD and/or loan assistance process is preferred.
  • Knowledge of P&L Statements, GL’s, budgeting, etc. is required.

  • Excellent written and verbal communication skills.
  • Strong interpersonal skills to effectively and sensitively communicate with all levels of management.
  • Ability to work independently and prioritize effectively in a fast-paced environment.
  • Ability to cope and defuse situations involving angry or difficult people.
  • Required to pass the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
Scheduling
  • Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays.
  • Ability to travel including overnight.
Environment
  • Exposure to environment typically found in an office building.
  • Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions).
  • Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.

  • Potential exposure to chemicals, electrical shock, heights, mechanical parts or machines, and fire.
Physical Requirements
  • Ability to lift, push and pull up to 40 pounds.
  • Hearing and visual ability to observe and detect signs of emergency required.
  • Must be able to sit, stand, reach, bend and stoop for extended periods of time.
  • Talking and expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
