Take the lead in shaping property tax strategy for a rapidly growing organization operating across North America. As Director of Property Taxes, you will oversee the entire property tax lifecycle across the United States and Canada, ensuring regulatory compliance, optimizing tax liabilities, and identifying opportunities for significant cost savings. You will manage property tax filings, valuations, audits, appeals, forecasting, and reporting across a diverse portfolio of owned and leased assets. Working closely with Finance, Accounting, Legal, Construction, and Operations, you will help guide strategic investments, new market expansion, and major capital projects. This role combines hands‑on technical expertise with strategic leadership, offering the opportunity to influence high‑impact business decisions and improve tax processes through technology and automation. Join a collaborative, high‑growth environment where your expertise, initiative, and ability to deliver measurable results will make a meaningful difference.

Accountabilities
  • Property Tax Strategy and Compliance: Lead the end-to-end property tax function across North America, overseeing real and personal property tax obligations for a diverse portfolio of owned and leased assets.
  • Ensure accurate and timely preparation, filing, and payment of property taxes across applicable U.S. states and Canadian provinces, maintaining compliance with all relevant local, state, provincial, and federal requirements where applicable.
  • Identify and implement property tax savings opportunities through exemptions, abatements, incentives, and other tax optimization strategies. Monitor abatement programs and ensure all required annual reporting is completed accurately and on time.
  • Valuations, Appeals, and Audits: Oversee property tax assessments and valuations, coordinating with external tax advisors, local assessors, and service providers to ensure appropriate property valuations.
  • Evaluate assessment results, determine when appeals are warranted, and lead appeal strategies, negotiations, and settlements to minimize tax exposure.
  • Manage property tax audits, ensuring accurate documentation, timely responses, and effective communication with relevant authorities and advisors.
  • Forecasting, Accruals, and Reporting: Direct monthly, quarterly, and annual property tax accruals, ensuring financial accuracy, consistency, and transparency.
  • Partner with Financial Planning and Analysis (FP&A) to develop tax forecasts and budgets that support financial planning and business decisions.
  • Prepare executive-level reports on property tax liabilities, financial exposure, compliance status, and realized or anticipated savings.
  • New Market Research and Business Support: Research property tax regulations, assessment methodologies, rates, and compliance requirements in new jurisdictions to support geographic expansion.
  • Evaluate potential property tax liabilities and review projections prepared by external advisors for accuracy and reasonableness.
  • Identify local appeal procedures, tax incentives, and abatement opportunities, engaging specialized consultants when necessary.
  • Collaborate with Accounting, Finance, New Site Development, Construction, Procurement, Capital Markets, Legal, and Operations to assess tax implications associated with transactions, leases, acquisitions, and capital projects before entering new markets.
  • Process Improvement and Technology: Identify opportunities to streamline property tax operations, improve internal controls, and automate workflows to increase accuracy and operational efficiency.
  • Evaluate and implement property tax software and technology solutions that enhance reporting, compliance, data management, and process consistency.
  • Cross-Functional Leadership: Serve as the primary property tax subject matter expert for strategic business initiatives, providing guidance on tax implications, risk mitigation, and optimization opportunities.
  • Build and maintain effective relationships with internal stakeholders, external tax advisors, consultants, and relevant tax authorities.
  • Take ownership of additional responsibilities as needed to support the evolving needs of the business.
Requirements
  • Bachelor's degree in Accounting, Finance, Business, or a related field required. A Certified Public Accountant (CPA) designation, Master's in Taxation (MST), or Certified Member of the Institute (CMI) credential is preferred.
  • At least seven years of relevant property tax experience, including a minimum of three years in a managerial or leadership capacity.
  • Three or more years of relevant experience in a Big Four or regional public accounting firm. A combination of public accounting and comparable industry experience is an advantage.
  • Strong knowledge of U.S. and Canadian property tax regulations, assessment practices, valuation methodologies, and compliance requirements.
  • Demonstrated experience managing complex property tax portfolios across multiple states, provinces, or international jurisdictions.
  • Proven track record in property tax audit defense, assessment challenges, appeal negotiations, and settlement strategies.
  • Experience overseeing property tax accruals, forecasting, budgeting, financial reporting, and tax optimization initiatives.
  • Proficiency in Microsoft Office applications, including Excel, PowerPoint, Word, Outlook, and SharePoint.
  • Experience with property tax software such as OneSource, PTMS, or comparable platforms. Familiarity with Yardi accounting software is an advantage.
