Job summary

Qualifications

About the role

The Director of Operational Analytics & Reporting turns operational and financial data into clear, timely insights that help Roundhouse make better decisions and improve asset performance. This role is responsible for understanding what is happening across the portfolio, identifying what requires attention, and giving leaders the information they need to act quickly and confidently.

This leader will have a deep understanding of multifamily operations and the financial and operational metrics that drive property performance. They will lead reporting and analytics across the organization, respond quickly to executive and operational reporting needs, identify trends and exceptions, and translate complex information into clear insights and recommendations.

This role serves as a key link between Operations, Accounting, and executive leadership, partnering closely with the Accounting Manager and operational leaders to ensure financial and operational reporting is accurate, aligned, and useful for decision-making.

This is a highly hands-on leadership role for someone who can move fluidly between analyzing property-level performance, working directly with operational leaders, and presenting actionable insights to executive leadership. Success is measured by the speed, accuracy, relevance, and usefulness of the information delivered. This position oversees the Operational Analyst, reports directly to the President of Communities, and is based in Boise, Idaho, with travel to Roundhouse communities and markets.

What you'll own
  • Develop, maintain, and continuously improve reporting that provides leadership with timely, accurate visibility into property and portfolio performance, risk, and progress against business plans.
  • Compile and communicate key portfolio performance metrics to executive leadership on a weekly, monthly, quarterly, and ad hoc basis.
  • Respond quickly to reporting and analysis requests from executive leadership and key stakeholders, translating business questions into accurate, decision-ready information.
  • Monitor property and portfolio performance to proactively identify trends, outliers, risks, and opportunities requiring leadership attention.
  • Analyze the drivers behind performance to help leadership understand not only what is happening, but why, and identify opportunities for value creation.
  • Partner closely with Directors of Operations, Regional Managers, and other operational leaders to understand property performance, validate findings, and ensure reporting reflects the realities of the business.
  • Serve as a key liaison between Operations and Accounting, partnering closely with the Accounting Manager to ensure financial and operational data is accurate, aligned, and useful for decision‑making.
  • Identify and help resolve discrepancies between financial and operational reporting by bringing together the appropriate stakeholders and understanding the business context behind the data.
  • Support annual budgeting, forecasting, and business planning through operational analysis and reporting.
  • Lead and mentor the Operational Analyst, establishing clear priorities and accountability for timely, high-quality work.
  • Conduct regular site visits to maintain a firsthand understanding of property operations and team needs.
What you bring
  • Bachelor's degree in finance, real estate, economics, business, data analytics, or a related field preferred.
  • 5+ years of experience in multifamily asset management, real estate analytics, or operations leadership, with demonstrated experience analyzing property-level financial and operational performance.
  • Strong understanding of multifamily operations and the metrics that drive asset performance, including occupancy, leasing, renewals, pricing, concessions, revenue, expenses, and NOI.
  • Demonstrated ability to turn complex or ambiguous business questions into clear analysis and actionable insights quickly and independently.
  • Advanced proficiency in Excel and experience building, managing, and interpreting reporting in Power BI or comparable business intelligence tools.
  • Experience with Yardi and a strong understanding of multifamily property management and financial systems preferred; familiarity with real estate data platforms such as CoStar and RealPage is a plus.
  • Strong analytical and problem‑solving skills with the ability to identify trends, connect information across multiple data sources, and distinguish what matters most to the business.
  • Ability to work cross‑functionally and influence decision‑making across Operations, Accounting, and executive leadership.
  • Strong communication skills.
  • High sense of urgency with strong prioritization skills and the ability to balance speed with accuracy.
