AIR Communities is transforming its data landscape by consolidating ADS and CorDW into a unified Analytics Data Warehouse. We seek a Director of Data Science to translate business needs into technical direction, guiding IT partners while ensuring the warehouse serves business outcomes.

The role requires fluency with business and data teams, and the ability to manage cross-functional initiatives in a high-visibility setting. In-officeDenver-based role.

Qualifications

• 8-10+ years in analytics, finance, or data management.
• Bachelor's degree required.

Job Description

About the role: AIR Communities is undertaking a major data transformation following our recent merger, consolidating two legacy systems — ADS and CorDW — into a single, unified Analytics Data Warehouse (ADW). We're looking for a Director of Data Science to serve as the critical business-facing lead on this initiative: translating requirements from business stakeholders into clear direction for our technical/IT teams, and ensuring the resulting warehouse serves the needs of the business.
This is a high-visibility, cross-functional role for someone who is equally comfortable in a room with business leaders discussing reporting needs and in a room with data engineers discussing schema design. You won't be writing the data pipelines yourself, but you'll need enough fluency to ask sharp questions, catch bad assumptions, and hold technical partners accountable to business outcomes.

• What the role will do:
  • Serve as the primary liaison between business stakeholders and the IT/engineering team building ADW, translating business needs into clear technical requirements
  • Lead requirements-gathering across multiple business units, reconciling differing data definitions and priorities inherited from the two legacy organizations (pre-merger)
  • Partner with IT to evaluate data models, schema design, and migration plans from a business-fit perspective
  • Build reporting and dashboards (Power BI) to support stakeholder needs during and after the transition
  • Report progress, risks, and key decisions to the leadership/stakeholders

Qualifications

• 8-10+ years of experience in analytics, finance, or data management, ideally including exposure to data warehouse or data platform initiatives
• Bachelor's degree required (field open if experience is a strong fit)
• Strong proficiency in SQL and Power BI (required)
• Experience with Databricks, Azure, API integrations, and/or Python (a strong plus)
• Demonstrated ability to translate business requirements into technical specifications and vice versa
• Experience managing complex, cross-functional initiatives
• Multi-family real estate industry experience strongly preferred
• Experience with system consolidation or M&A-driven data integration a plus
