Impact is seeking a Director of Business Development to build and scale our commercial pipeline across energy development. This is not primarily an account‑management role and it is not a traditional land brokerage sales position.
The person in this role will be expected to identify companies and projects where land, title, acquisition, or land‑management complexity creates meaningful business risk and position Impact as the solution.
Impact Land Services helps energy developers solve the land and title problems that stand between a project and production.
We work primarily across geothermal, oil and gas, and other land-intensive energy development. Our teams resolve fragmented ownership, title defects, severed estates, acquisition challenges, and ongoing land obligations that can otherwise delay development.
Impact combines experienced land professionals with proprietary technology and structured workflows to make land and title work faster, more transparent, and easier for clients to manage.
Our services span the lifecycle of a project:
Eval — Early-stage land and ownership screening
Diligence — Detailed title, ownership, curative, and development diligence
Acquisition — Leasing, acquisition, negotiation, and site‑control execution
Management — Ongoing lease, ownership, obligation, and land administration
We are building Impact to be more than a traditional land brokerage. We want to become a critical land and development partner to energy companies.
You will own the business‑development process from market identification and relationship development through discovery, solution design, proposal, negotiation, close, and account expansion.
Success requires enough understanding of energy development and land operations to have credible conversations with senior land, development, legal, commercial, and executive stakeholders.
Develop a repeatable business‑development strategy across geothermal, oil and gas, and adjacent energy markets.
Build pipeline from the ground up through direct outreach, industry relationships, referrals, partnerships, conferences, market intelligence, and targeted account development.
Identify energy projects where land or title issues may create schedule, development, acquisition, or execution risk.
Develop relationships with executives and functional leaders including Heads/VPs of Land, Development, Legal, Origination, Operations, and other project‑development stakeholders.
Lead discovery conversations that uncover operational problems rather than simply responding to requests for landman staffing.
Translate client needs into solutions across Impact's Eval, Diligence, Acquisition, and Management offerings.
Develop commercial proposals, scopes of work, pricing structures, and executive presentations.
Negotiate and close complex service agreements and project engagements.
Expand existing accounts by identifying additional projects, geographies, services, and use cases where Impact can create value.
Maintain disciplined CRM, pipeline, forecast, and opportunity‑management practices.
Work closely with Impact's land, operations, and technology teams to ensure what we sell can be executed exceptionally well.
Bring market intelligence back into the company to help shape new products, services, pricing, and positioning.
Within the first several months, you should understand Impact's delivery model, ideal client profile, target markets, current relationships, and competitive landscape and begin building a qualified opportunity pipeline.
Over time, you will be expected to create a predictable pipeline of opportunities, originate meaningful new client relationships, expand existing accounts, and help establish Impact as a differentiated land and development partner rather than another source of contract landmen.
We care much more about qualified pipeline, originated revenue, strategic relationships, and account expansion than raw outreach activity.
You have demonstrated success originating new business rather than simply inheriting existing accounts.
You have sold complex professional services, energy services, land services, development services, technology‑enabled services, or similar solutions where credibility and consultative selling matter.
Experience in oil and gas, geothermal, renewables, utilities, infrastructure, real estate development, land services, or another land‑intensive industry is strongly preferred.
You understand—or can quickly learn—concepts such as mineral and surface ownership, leasing, title, curative, site control, due diligence, and land administration.
You can communicate credibly with both executives and experienced land professionals.
You have experience managing long and sometimes ambiguous enterprise sales cycles.
You are comfortable creating your own pipeline and do not require a large SDR or marketing organization to generate every opportunity.
You can quantify business problems and sell around risk reduction, development velocity, operational efficiency, and project outcomes rather than competing solely on hourly or daily rates.
You are commercially aggressive without being transactional.
You are comfortable working in an entrepreneurial environment where the commercial model, product offering, and go‑to‑market strategy will continue to evolve.
