Job summary

Greystar is seeking a Maintenance Operations Director to lead regional maintenance teams, drive process improvements, and manage capital and interior projects. JOB DESCRIPTION SUMMARY

The Maintenance Operations Director ensures that optimum performance results are achieved through the successful implementation of comprehensive programs, initiatives, and strategies related to regional maintenance operations. This leader will be focused on working with our regional maintenance operations teams to track and improve their effectiveness and efficiency. Responsibilities include developing improved processes for planning and managing of service requests and/or renovations projects, scheduling of turns, ordering parts and maintenance supply inventory, capital and interior renovations projects, reviewing of capital scopes of work, negotiating pricing with vendors for bulk pricing of assets, reviewing and negotiation of vendor contracts prior to execution, and meeting with direct reports to provide direction and motivation. The Director with Regional Maintenance Managers (RMM) is responsible for requisite inspections and property walks completed, and meets with Owners, Asset Management, Construction Services and/or Senior Leadership to provide recommendations and knowledge on capital, maintenance, renovation and maintenance related.

JOB DESCRIPTION
KEY RESPONSIBILITIES:
  • Manages maintenance responsibilities in a regional portfolio of properties and providing direction or Regional Maintenance Managers.
  • Mentors and trains team members on their team.
  • Prioritizes and scopes operational excellence projects to improve maintenance quality and process efficiency across the portfolio, driven by data, KPI and performance indicators.
  • Responsible for recruiting and hiring when/where needed.
  • Works closely with senior leadership within assigned region to develop action plans for maintenance operations.
  • Ensures that the Company and/or owners’ objectives are being achieved on all properties within the assigned division.
  • Ensures compliance in regards to company programs, safety programs, OSHA, insurance and licensing programs, all regulatory programs and inspections for the division. 8. Scans the market to identify new and emerging trends in maintenance operations.
  • Responsible for all aspects of the delivery of designated project management services, property maintenance and facility services within the division.
  • Works with other departments to provide continuous feedback, where appropriate, such as working with the Customer Experience team to provide feedback
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s)
BASIC KNOWLEDGE & QUALIFICATIONS:
  • Demonstrated ability to read, write, and communicate effectively to prepare and explain data to team members.
  • Demonstrated proficiency in word processing, spreadsheet, property management (Yardi or One Site), and database management programs in order to complete required reports.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
  • Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.
  • Knowledge of federal fair housing laws and any applicable local housing provisions.
  • Ability to use standard maintenance tools and equipment.
  • Minimum five years of supervisory experience plus a minimum seven years previous experience in all aspects of property maintenance operations, capital projects management, or property renovations operating within a multifamily environment is preferred.
  • College degree in related field, and/or equivalent experience is highly preferred.
SPECIALIZED SKILLS:
  • Current driver’s license and automobile insurance.
  • Other license and/or certifications as required by state law.
  • Environmental Protection Agency (EPA) certification preferred.
  • Certified Pool Operator (CPO) certification preferred.
  • Real Estate Assessment Center (REAC) trained is preferred.

Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions:Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.
